South of 209 is a fantastic place to live. It has 2 good elementary schools (necessity for young population), new bay area folks coming to live in and around the Woodward Avenue communities. New plaza and stores opening up fast. Surely this locality is all set to grow in the near future.

Manteca is a meh - 1/26/2020

I just moved to this City from Southern CA for work close by. Given the other over-inflated prices of housing in Northern CA and the Bay Area in particular, Manteca is not so bad. I am paying the most I ever have for an apartment that is nice but slapped together quickly in an ok neighborhood that I would not feel comfortable walking through at night. Very eclectic in terms of population, traffic primarily from commuters who are trying to escape rents near San Fran and surrounding areas and commuting long distances. Still getting to know the place but not a lot going on in the immediate area in terms of things to do. If you work around here, I would consider Manteca over Stockton, Tracy, and other areas.

A good place to settle - 11/18/2015

Manteca has grown rapidly in the past several years and shows no sign of slowing. The local community is somewhat divided on whether this is a good thing or not. The infrastructure is slow to catch up and roads are in need of improvements. Public services are struggling to keep pace. This is to be expected somewhat. As this area develops, more jobs and businesses come, and more tax revenue. Given the outrageous cost of living to the west, this area will continue to grow this way, and people commute longer distances. Manteca real estate is still a very good value and property tax is still fairly low. Lots are large, clean and safe neighborhoods, and there are tons of parks and recreation for the family to enjoy in the area. This is a family oriented community, and very patriotic, with us flags flying everywhere you turn. The farms in the area provide local grown food and festivals throughout the year. This is also a religious community, tons of churches everywhere. I grew up in the bay area and moved out here, its a different world. I still work in silicon valley. I take the ACE train which makes the commute tolerable, and I like the slower pace and the values of the people here. Folks complain about crime but its mostly car break ins, nothing like the problems of a big city like San Jose or SF.

Manteca used to be nice before all the trashy people who don't have manners moved in. The city does not feel safe anymore, the council makes silly monetary decisions and there are gang and graffiti issues here now. Welcome to California~!

Manteca, small town charm with things to do - 2/28/2008

Manteca is growing in population but there is only rush hour traffic. There are homes for all family types from the full family to the active senior. Weather you like the more establish charming property to the newer more splendid place your sure to find your dream home. The Silicon Valley is continuing to grow and expand to the area for those who don't like to commute. But if you have a hard time finding "the extra time" you can do work, extend your learning or play games while taking the train, bus, or a van pool. There are more businesses coming to the area so you can just drive 5 minutes and there is the grocery store, movies, dining of all sorts, and shopping. There are also malls in the near by towns. Tennis or golf anyone? There is an area with multiple tennis courts, always clean and safe and the golf course is beautiful with mature shade trees for the advance lovers that play mid day - mid summer. There are multiple dog friendly parks to walk around too. If you feel like taking a bike ride on the main streets you can and not worry about being hit by a crazy drive. Speaking of driving, Manteca is pretty much in the middle of California. There are always those wonderful drives thru the orchards up to the mountains, or to the big cities or to the ocean. If you love wine sampling, spas, skiing, fishing or treasure hunting choose a direction, any direction! And you’re sure to find an adventure!

A Family Town? - 3/28/2006

Manteca is advertised as a "family town". However, recently with the inevitable rise in population, we have also seen a substantial increase in crime. From graffiti, to car theft, to violence, pretty much all forms of crime have risen. I have lived in Manteca my whole life. I was here from the time it was a small suburb of ten to twenty thousand, to where it is today (about 60,000 roughly) now with the problems that are associated to larger cities. It's underdeveloped infrastructure leaves no room for gang units and although the town's councilmen give the impression that Manteca is a "family town", they do little to protect the families within it.

Crime increase - 3/28/2006

Manteca has been advertised as a "family town". Recently, however, Manteca has been the recipient of a much expected population increase. Due to the towns underdeveloped infrastructure, we have seen a tremendous increase in crime without the neccessary police to prevent it. Nearly all forms of crime have received an increase; from graffiti, to car theft, to violence, etc. with no funds for gang units. The town's councilmen continue to convince people to move there under the pretense of a "family town", yet they do little to protect the families within it.
