I am on the Carmichael neighborhood watch committee and would like you to know that Carmichael is a beautiful and very safe town to live in. We have pockets of "bad" areas like all cities, however overall the quality of life is amazing.
We also have a police crime team assigned to our town as well as the surrounding areas, that work diligently with extra patrols and unmarked cars as well as CHP targeting crime.
Overall, a wonderful place to live

Hello. I have a question that I am hoping one of you might help me with. I grew up in Carmichael and now live in the Bay Area. I am searching for a house to purchase and live in - in Carmichael. Can you tell me if Cameron Ranch is a good neighborhood? I love the houses and the neighborhood but I just realized it is awfully close to North Highlands and Foothill Farms - neighborhoods that weren't so hot years ago when I grew up there. Are there any pockets of Carmichael I should avoid? Thanks very much.

Climate and area ambience - 8/12/2012

Carmichael, a suburb of Sacramento, has the typical mild winters with moderate rainfall. temperatures seldom reaching below 30F nor above 90 most of the year. in August-September, however, it can regularly top 100. Air quality has become more of an issue in the last few years, as has the increase in criminal activity and the large numbers of homeless persons trying to survive on the local streets and along the American and Sacramento Rivers.[read more...]

City Living in an Urban Environment - 2/12/2008

Carmichael is a fabulous place to live. It is close to the river, Ancil Hoffman Park, Riding Trails, Bike Trails, Downtown, CSUS, and all the other ammenities you could possibly want. While it is close to HWY 50, it is far enough away to afford you one of the quietest places to live in Sacramento. It has new mansions and small cottages on large pieces of land. It is a very eclectic area. The weather in Carmichael is the best. The comfortable nights are to be spent out doors entertaining or walking a your dog. Because this is an established area, you find that Sacramento's claim to fame, The Tree City, is alive and well here, affording you comfort in the hot summer days.[read more...]

Outdoor life and activities - 2/4/2008

The American River Trail is a great place for jogging, biking, walking, picnicing and simply enjoying beautiful weather and wildlife. On any given day you can see wild turkeys, deer, and many other types of river life including rattlesnakes and bobcats in the summer so be cautious. Rafting down the with friends in the summer is also great fun. Outdoor life in Sacramento area is definitely a plus.[read more...]

I have lived in Carmichael for 5 years - 7/28/2006

and it is ridiculous to see half a million dollar homes a mere 10 blocks away from $900/month apartment rentals. The cap on property taxes prevents the collection of sufficient tax revenue to maintain the roads and schools. Yes, we have $500,000 homes just miles away from overcrowded schools with leaky roofs (not enough tax money to fix a leak?) On the otherhand, our babyboomer homeowners are quite pleased at only having to pay tax on the original ($150,000) purchase price of there home (while receiving practically free healthcare); what do they care about the schools, their kids have long been gone. So, around here, babyboomers are making out like bandits (free healthcare, obscenely low taxes) while the rest of us are marginalized because we don't have $300,000 equity in our homes to send the kids to private schools. The fiscal future of this State is doomed which is why, now that I have found a job out of state that will allow me to purchse more than a shack for $300k, I am leaving.
