Crime from KC - 7/15/2008

Based on what I have read, the crime from Kansas City does not spill over into the Overland Park/Olathe area. Is that correct? Do residents fear that happening. 10-15 miles is not that far away. I realize most crime happen at bad times in bad places but stuff can always spread. Thanks for your input Tony

Flooding - 3/19/2008

I have seen tons of flooding in Missouri recently as I guess we all have. Is Kansas/Overland Park prone to seasonal flooding? Also, there are quite a few posts on this site theat give me the impression I will have to battle for my son not to be around and influenced by a bunch of snotty kids parented by a bunch of shallow adults. I just want a nice safe place with good schools to raise my kid(s) but if I have to constantly deal with "Timmy has xyz" then I am not so sure. I want him to aspire to be well off but not a jerk about it. Does anybody have examlpe of just how expensive it is in OP or just how yuppish people are? Sorry to be longs winded but coming from so far (Ocala, FL) to check things out. I would hate to have my hope crushed. Thanks

Overland Park pros and cons Pros 1. pretty city 2. excellent location near KC and Lawrence 3. number of nice stores and rests 4. number of parks 5. very educated city 6. very low crime rate 7. excellent schools 8. nice place to raise a family 9. excellent shopping options Cons 1. the cost of living index posted isn't even close to being accurate, Overland Park is much more expensive than what the cost of living index chart posts. 2. Overland Park has a lot of people like Boulder, Co whom are driven by a me, me, me mentality 3. if you are a liberal minded person,O. Park isn't going to be the best fit for you 4. my primary criticism with O. Park is how many people flaunt their money, however, this isn't unique solely to O. Park but it is an off putting trait. Overall, O. Park is a very nice city

winter and taxes - 2/19/2008

Hey Everyone, I am thinking of relocating to Overland Park. I wanted to know, how are the property taxes? Sales taxes, etc? Also, how are the driving conditions during the winter. We will be moving from North Florida, so I know it will be an adjustment. How big and how long of an adjustment period will there be is the million dollar question. Thanks Tony

WINTER - 2/11/2008

We are thinking fo relocating from northern Florida to the Midwest. Kansas is on our list. We have one child (so far) and the school system is horrible here. We have read some good things about the school around the Overland Park area. However, we would like to know just what the winters are like and how the driving condidtions are? We know it will be a huge adjustment but we are willing to try something different. We lived in Miami for the first 27 years and the last three here in Ocala. We jsut want away from 83 degree Christmas Days. thanks tony

Affordability - 6/13/2007

Overland Park is a wonderful family area. The cost of housing is much lower than many other cities. Also, Overland Park is known for using more exterior trim to add interest to the home. Unfortunately, what we don't have a lot of, in our newer areas, are trees. The older subdivisions and older neighborhoods are tree covered. The trees you find are often hedge rows planted by farmers to break the wind that would sweep across their fields. Overland Park is a suburb of Kansas City, Missouri, and is one of the largest cities in Kansas.

Welcome to Suburbia - 3/5/2007

Overland Park is a very nice well-kept, financially adept, well-educated community...unfortunately everyone here knows it and flaunts it. It is a very vain place w/salons, spas, and Lexus dealerships on every corner, and the attitude to go with it; not what you'd expect from a stereotypical Kansas town. There are thousands of large beautiful cookie-cutter homes here. The schools are excellent, but with the declining of family values, you end up raising everyone else's kid. I'm content here for now, but I am looking forward to moving to "Mayberry, KS", wherever that is. I think my family and I would fit in a little better there. Also, if you are moving here and looking for a job, make sure you have at least a 4-year degree; otherwise, good luck.

Not a Fan - 2/1/2007

It's way to easy to feel out of place here. For being in the midwest there are a surprising amount of blond-barbies, aerobics bunnies, mid-life crisis cars, and nuveax riche (I know that wasn't spelled right) cliques. If you are not in the upper echelon of money, you can look forward to your kids getting shafted out of just about everything. If you want your kids to have any kind of fun, better be prepared to shell out very good money for it. If you are different in anyway, don't like the color beige or are against the pottery barn or the gap just on principal, or if you are not a died in the wool republican ( and I'm talking faaar right) then keep looking. There are virtually no outdoor activities here. There are a handful of bars, none to note that are actually good for dancing. Every one of them is a meat market. Why do I dwell on bars? Because aside from the movies and eating, there is little else to do in this town. That is unless you truly enjoy a good bible thumpin time. and I mean that literally. There is religion in this town that permeates everything in a very zealot manner. And unless tied up in the good old fashioned church banquets etc. It is safe, it is relatively cheap, it is also deadly dull and everyone here is married by the age of 22, divorced by 27 and usually remarried by 30. It's just stepford beige creapy.

I hear there are no hurricanes or earthquakes in O - 11/19/2006

Hi there: My wife and I are considering a move to Overland Park from Reno Nevada. Could someone tell us how much of a worry tornados are in the area. How is the job market? Is pay in the area typically livable and do most employers include medical benefits. Also, could anyone give us some idea what are safe vs. unsafe neighborhoods to live in and can we get an okay home for around 150k. Thankyou in advance. --Scott

Great City = Great Life - 9/12/2006

My wife and I have had the pleasure of living in many places during the first 5 years of our marriage, West Palm Beach, Pasadena, Tampa, Tulsa, and finally Overland Park. OP has been the best we have found. I do want to move again soon though...I would like to live in a nice cold-wintered city like somewhere in MN or WI for a couple of years. I think that I would enjoy the snow.

Importance of educating yourself!! - 7/12/2006

In reading the other comments, I must say that only one person appears to have done any homework on cost of living here. Overland Park is NOT below the national average. It is far above. Don't be fooled, as Johnson County has the largest population of higher income folks, they still have a large population of poorer people, whom seem to be put on the back burner. If you do not have money, and I mean a substantial amount, don't even consider living in Johnson County. It is a beautiful area, lots to do, excellent schools, etc...but WAY over priced!!!

The Skinny on Overland Park, Kansas - 7/5/2006

Overland Park is part of the greater Kansas City Metro area. It is approximately 20-30 minutes to downtown KC, Mo depending upon where you are originating from. OP is a great area for families. There are lots of safe neighborhoods, loads of greenspace(parks, hiking-biking trails), the schools are nationally recognized (for good reasons), lots of open space. Now lets get to the realness! It is no cheaper to live here than many other metro areas in the country. Do your research folks! Sperlings' have done most of it for you. The numbers don't lie. Housing is above the national average. Sales tax is over 7 percent. Food, utilities, etc. are all at or ABOVE the national average. Gas prices is out of control here as in the rest of the country. What's more...the folks here are weird. No really!!! They are weird! It's as if a majority of the population suffer from low self esteem. Hardly no one looks you in the eye. They aren't "Heartland friendly" (which by the way is a myth in itself). The folks on the Missouri side are more down to earth. I go to a local gym where folks see each other everyday....and don't even say as much as "good morning". Coming out of Virginia Beach (via New York City), I'm used to looking folks in their face. I've experienced much friendlier folks on the East Coast then I have in the "Heartland". I don't know...maybe it's me. I am African-American after all. I'm not perfect...but I do love the Lord. It's only by God's grace I'm still among the living (with my experiences growing up in NY). I say that to say...folks in Overland park should have a reason to smile. Overall, it is a great environment, with clean streets, safe neighborhoods, excellent schools and excellent libraries. It has a nice relaxed feel to it despite the large population. So why does such a large majority of the population seem so unhappy??? I haven't figured that one out just yet. I also haven't figured out where everyone is speeding to! In Kansas!!! Okay, I understand NY, NJ, CA, Atlanta, because it takes so long to get anywhere....but, in Kansas??? Anyway, OP is located within an hours drive of Lawrence, Kansas (home to the University of Kansas) and the capital of Kansas, Topeka. Lawrence is a nice little city with folks who appear to be much friendlier. I think housing may even be more favorable on a cost basis. It is quite conceivable to live in Lawrence and commute to the KC Metro area daily (as I'm sure a number of folks do

Fine Living for Less $$ - 5/12/2006

Suburban Kansas City is one of the last places where you can enjoy an excellent quality of life at a relatively low cost. We don't charge a supplement for the ocean. No worries about tsunami, hurricane or earthquake. Most outsiders are thrilled when they relocate here, due to the low cost of beautiful homes and the unexpected cultural bonuses.
