I owned 2 homes in Lawrenceville and was a long time resident. Lawrenceville experienced great growth and was the commuters dream in the 1980's. It was one white county when I lived there. If I were a person of color and lived there then, I was the exception. There was quite a bit of blatant racism then. My brother still lives in Lawrenceville and has watched his property value plunge by 60% since the housing crash.

Regarding the cost of living in Pahoa and rural areas around Pahoa, everything is related to what your needs are. Most grow their own veggies, many are off grid, (very low utilities), and live is like permantely camping out. Many homes are cheaply built with no permit.

We moved to South Dakota from Florida 6 years ago. Life is slower paced, people are honest, low racial tension, good schools. Winters can be brutal, but worth it. Good arts and music scene, dining is excellent. There is more to do than any city of its size that I have ever seen. The cost of housing is fairly low and doesn't see the highs and lows as other parts of the country. The downtown area is immaculate with superior dining.
