Real nice place to live with soul crushing taxes - 3/2/2019
I be lived in Pine Bush for 5 years and I learned a lot along the way. It has everything you need and nothing more in the town.My biggest gripe is the taxes! Pine Bush is part of 3 counties: Orange, Ulster and Sullivan. YOU DO NOT WANT TO LIVE IN ORANGE COUNTY! Your real estate taxes will be double that of a household in the other 2 counties. FYI: only real estate tax is posted on home listings. Pine Bush also levies school taxes. School taxes are equal to or more than real estate taxes and they have gone up every year but 1 out of 5 that I live here. School budgets are voted on and the folks of Pine Bush keep voting for them to go up. There is also a lot of State and Federal Wetlands in Pine Bush due to the NYC watershed. Buyer Beware! Check official surveys. It is not obvious to the untrained eye. If you see “A“ cattail, it’s probably wetlands. There are many rules and fines on these properties. You cannot even plow them. Pine Bush is the ideal place to live; country setting yet close enough to major highways for commuting. Although the area is continually growing it retains a small town feel to it, people greet you by name and you can walk down the streets without worry. There is a plethora of eating establishments and shops,you could spend the day enjoying shopping in anything from a healthfood store to quilting supplies and classes to hardware stores and gift shops. I have lived in Pine Bush for four years now and love it. It is off the beaten path in orange county so no traffic or congestion very small peaceful town. Alot of areas have beautiful views of the shawangunks mts. The town is mostly consevative and very friendly
