Plant City used to be known primarily as a farming community with not much else going on. Now its beginning to grow out of that stigma, and lately has been having new communities being built by quality builders. Outside of the weather, which in MISERABLE with heat and humidity, PC is a quaint rural town who wants to remain quaint and rural. 25 years ago all Plant City had, was a Dairy Queen (which is still in the same spot) and a pick quick, and a grocery store or two. When McDonalds and Barnett bank arrived on Hwy 39 (Jim Redman pkwy) Plant City exploded along the 39 corridor. Walmart and Lowe's are the highlights, Kmart closed as did the Winn Dixie and the nearest Winn Dixie or Kmart is a 15-20 mile drive. Despite that explosion of all the amenities on 39, we still have a quaint little downtown area filled with mom n pop antique shops and historical houses. Most of Plant City is rural, and its typical to see horses and cows living within the city limits. There are a lot of illegal Mexicans who come to work the strawberry fields every winter and parts of town are solely dedicated to them and their free or low dollar care. When it comes to weather and comfort, Plant City is in a word God-awful, unless you have a high tolerance for heat and humidity. Though nearby Tampa/St. Pete may be in the high 80's to low 90's they are cooled by surrounding waters of the gulf and Tampa Bay. Plant City, being inland and having a lot of open land, gets no cooling effect. So if you are looking at the weather channel or another news source that says Tampa has a high of 92, you can figure that mean Plant City is having a high of 97 or even 100. This weather pattern (over 90 degree temps) starts as early as March, tho more commonly at the end of April and lasts till at least mid October. Dew points during that time range from about 72 to 77, or in another term, imagine trying to walk and breath in 100 degree jello. It is that kind of unpleasant. Property Tax on this site is incorrect for Plant C - 5/9/2006
I noticed the property tax is listed at just over $12 per thousand in Plant City. That is incorrect. The property tax in Plant City is quite high and closer to $20.5 per thousand. The property tax on a $150,000 home in Plant City is about $3075 a year. Remember to HOMESTEAD if you buy a home in Florida. That will lock your home value for tax purposes at the amount you paid for your home minus $25000 and limits the property tax increase to no more than 3% a year. So if your home cost $175,000 and you Homestead the Homestead exemption locks your property tax to the amount based on a property value of $150,000 AND limits the increase to no more than 3% a year. Plant City is East of Tampa by about 15 miles and West of Orlando by about 40 miles so everything is close by but not too close. Hurricanes haven't been a problem due to the location of Plant City in the state. By the time a hurricane gets to you it is no more than a category 1 and the trees shake a little. I know of no sink hole problems in Plant City and there is continuous building of new homes. The weather is mild until July and then the temperature and humidity soar until around the end of September. The cost of living is fairly high and jobs are abundant. Many people move to the area every day which makes me wonder when the city will be stuffed to capacity. City water in Florida is extremely expensive but the electricity cost isn't. My 2000 sq. ft home electric bill averages $140 with my water bill as high and sometimes higher. Living outside the city limits does away with the high cost of water/sewer/garbage.
