As a real estate professional I will tell you that the housing market in zip code 13066 is stable, but still favors the buyer. There are less homes available to it's bordering counterpart, Manlius. We still see that many home sellers are 5 to 10% overpriced in many neighborhoods of Fayetteville. The yearly appreciation rate is only 1% to 2% and flat in most areas. Many buyers relocate to this area due to the popularity of the school system. The average selling price hovers around $250,000 for a 4 bedroom home. The property taxes outside the Village on a $250,000 (assessed) home are about $9,000 per year, which is one of the major problems with the Central NY area, that makes it less affordable to many first time home buyers. We tend to find many doctors, lawyers, and professionals gravitating to this area due to its close proximity to downtown Syracuse and the hospitals.
