Review of Loomis Califor, Iowa


Awesome small town life!

We moved here over 2 yrs ago after living in neighboring cities of Roseville and Rocklin. Loomis is perfect small town living with awesome amenities in the neighboring towns (Super Walmart, Bass Pro, TJ Maxx, Homegoods, Sbux, Target, etc. etc.) There's a major mall only about 10 min's away via fwy. That being said the joy of this small town life is that it's safe (Sherrif's station down the street), there's a sense of pride and community, you can walk to downtown if you live West of the 80 fwy and the schools are top notch. In fact, Del Oro High School has an API of 10 with college prep courses, a small working farm and horticulture center for FFA student, excellent drama club, many clubs to join and amazing year round sports program esp the Eagles football team (always seem to make it to playoffs!) It's nestled against the foothills (beautiful drive if you take the back roads) and it's still reasonably priced. The west side of 80 fwy Loomis is mostly residential homes with some properties wh/ have large 1-5 acre lots. The East side of 80 fwy is gorgeus with sprawling farms and ranches of 1-10 acre homes (VERY pricey). It's a beautiful in the spring and fall! LOTs of trail hikes within a 15-30 min drive. Folsom Lake is only 20 mins away wh/ is good fishing, swimming and water skiing. Great snow skiing is only about 45 min away. Lake Tahoe is just over the mountains at about 1.5 hrs. SO nice to escape the heat of summer for a day.

Now the Cons...real estate homes are pricey for central Nor Cal standards. A 3bd/2ba, 1375sf home goes for about $400k right now on a zero land lot. Same house on half acre goes for $450-$475 (depending on house condition). The property taxes in Loomis are ridiculous (almost as high as the neighboring town of Lincoln). Also, as much as City of Loomis would like to remain small, it just cannot sustain on just residential property taxes and some local businesses taxes alone (parts of Loomis don't have sidewalks incl some residential areas and streets need re-asphalting). Which means a big developer has come in to propose a new shopping center and apartments (no section 8 and they'll be pricey to be sure) which means the HS, wh/ is at it's limit, will be affected. Also, they're building a Costco on the edge of town...which will just bring more traffic to that already busy intersection as it's thoroughfare through the neighboring towns. As for summers, not humid but dang stinkin' hot. The average temperature (don't believe what you read...I've lived in this area for 20+ yrs) averages 96-105 for about 2-2.5 mos. It's HOT. But it's a dry heat. :-)

To sum up...even with the Cons above I'd still choose to raise my family here. It's definitely a quaint, safe, charming home town but with local amenities, excellent colleges and schools, top rated hospitals and pretty darn near perfect year round weather! Loomis is the best kept secret.
