Review of Nashville-Davidson, Tennessee

I own real estate across the country (mostly condos and duplexes) so I have a pretty "well traveled" knowledge when comparing cities you could say.

I own property in:
Fairfax, VA, Virginia Beach, VA, Charleston, SC, Charlotte, NC, Lexington, KY, Dallas, TX, Houston, TX, Austin, TX, St. Louis, MO, Minneapolis, MN, Madison, WI, Scottsdale, AZ and Nashville, TN

I will give an OBJECTIVE standpoint on Nashville or "new Nashville" is what they call it.

Tennessee is a LOVELY state and I really enjoy the towns or "other cities" in TN that often get overlooked... Knoxville, Clarksville, Chattanooga, Franklin and Brentwood are lovely cities.

"(new) Nashville" is very different than most cities i've ever lived in or have owned property in.

If you are upper middle(to upper) class, educated, and criminal/drug free than STAY in/around the West End/Green Hills/Vanderbilt area

I cannot say this enough!

Many other property owners and real estate moguls/investors have also NOTICED this. I have a friend of mine who's property went up by $600,000 in equity in TWO YEARS in Green Hills. That said, I wonder if it is "over priced" considering there are other options and "move developed" cities in the country (and even nearby).

If you are coming to VISIT than I say go all out, take a 9 day(2 weekend) vacation and HAVE FUN!

Most of the heavily "touristy areas" will be the Gulch/Broadway/Demonbreun/downtown/etc... those areas. I would estimate that those areas are about 70-80% "tourists" during the weekends.

The midtown area is nice, but it doesn't even compare to an "Uptown" area in other cities or comparable "Midtown" areas where there are many high rises, walkable paths, and it's "gentrified".

***I CANNOT STRESS ENOUGH that Nashville is NOT GENTRIFIED, OUTside of the West End/Green Hills/Vandy area *****

Thus, you will run into a LOT of undesirables in the city... it's SHOCKING actually. But, this may be due to the fact that it is a very heavily touristy city with many uneducated, low class, poor running around (undesirables)

You will also find that there are A LOT of people who have their priorities wrong here... They just want to party 24/7 because they have no education or professional job.

It will not be uncommon to see locals in their mid to late 20s, early 30s going out into the late hours(causing a ruckus) of ALL days of the week... including weekdays.

So if you don't have any CLASS or an EDUCATION or a REAL JOB, then you will fit right in in Nashville outside of a few spots.

East Nashville I would stay VERY VERY VERY far away from! There have been others whom have commented and I would concur.

Allan, You are correct! It is due to appreciation.. and yes it was a million dollar home I think it is due to TWO THINGS primarily in Nashville: 1. Location 2. LOCATION LOCATION LOCATION (I put this TWICE b/c it is ESPECIALLY IMPORTANT in Nashville due it not being "gentrified") 3. Development around West End/Vandy/Green Hills You are 100% correct but this is also due to the fact that this is probably the ONLY "desirable area" to actually LIVE IN. The Gulch/Demonbreun,/Broadway/etc those are nice areas but VERY VERY LOUD and TOURISTY so... if you have a professional job you are unlikely to want to "LIVE IN" those areas. Unless you never want to get any sleep lol ***STAY FAR AWAY FROM EAST Nashville*** Thus, the best overall area is most likely also the West End. Obviously Vandy faculty, staff and students AS WELL as those whom work at Vanderbilt Medical flood this area(mostly bc they HAVE to for location). Thus, the area is expensive. Hell, I would ONLY live in THAT area if I lived in Nashville lol. "Visit" the Demonbreaun/Midtown/Broadway area

One other thing I wanted to add... The Nashville Metro PD are EXCEPTIONAL, they do an OUTSTANDING job... And they are "honest". Outside of the West End/Green Hills/Vanderbilt area... there are A LOT of bad areas in Nashville and/or "touristy" areas. Thus, you have a LOT of "undesirables". So... if you are HONEST and there are a lot of "bad areas". They can be VERY VERY helpful/good in this city b/c they understand the situation. That is something I noticed when buying in Nashville. It is VERY OBVIOUS that the "desired" area for upper middle/upper class and EDUCATED and CRIMINAL FREE is the WEST Nashville area... it is VERY VERY OBVIOUS. And you will notice that if you move here lol

That so called appreciation you described with be gone in the next crash. A house doesn't go out in value by $600K in 2 years in any normal market unless it's a $20M house
