Evergreen Hills - 7/24/2007
This area of San Jose is its fastest growing and most culturally diverse. Area public schools are among the highest performing in the South Bay. This zip code comprises most of the Evergreen Specific Plan which, as of the summer of 2007, is still in flux. Original plan is for the introduction of as many as 20,000 jobs with the build out of its "light industrial" zoned portions. However, there is a great deal of pressure for a rezone to residential which would add 3000 to 4000 homes from high-density to low-density parcels. The area within the ESP includes some of the largest undeveloped parcels in the city of San Jose.

Currently, the area can be described as mostly suburban to moderately urbanized. A large retirement community dominates it's southeast portion and skews the general demography stats. The 95135 and adjacent zip codes offer surprisingly little in dining choices which has been irksome to residents for nearly ten years. On the other hand, residents enjoy a mostly peaceful and quiet area being there is little through traffic as it borders against the edge of town. Much of the area is topographically interesting offering hillside and valley vists and contrasts nicely to the relatively flat portions of San Jose that sit on the floor of the Santa Clara Valley.

Housing is a mix of established condominiums and single family dwellings. The last 15 years has brought explosive growth with many developments fetching seven-digit home price tags. With the highly rated schools, proximity to Silicon Valley jobs, and generally attractive neighborhoods, prices for homes remain high while bucking national and state trends of a softening seller's market.
