It all depends... -
5/15/2007...if one is lucky and rich enough to avoid the native populace. Belmont lies in a corrador south of the race track where the proud tradition of vice continues to this day. Close to the freeway exit (and in general east of El Camino Real) drug taking, drug dealing and drug manufacturing (especially methamphetamine) abound. Most folk either find this acceptable, afraid and unwilling to do much and generally hostile to anyone who finds white trash undesirable. The police department is no aggressive in this area (and others, one supposes). Every town has its mix of snobs and yobs-some have clear demarkations. I'm not advocating better "segregation", but rather providing a cautionary tale: Belmont has not "turned the corner" with gentrification is is not likely to in the near future. Having said that, there is a well-to-do element up in the hills. If you are part of the increasingly strapped "middle class" of two profesionals making 200,000K a year, there are no housing deals deals here despite its stragic location (freeway wise) unless you are a slum lord. Think twice about this one. It is a very, very hit or miss place and you won't like the miss.
