We’ve been coming here for nearly 30 years. Bought a house on Lake Balboa 3 years ago and love the neighbors, golf, restaurants and location. Many lakes in this gated community and 9 impeccable golf courses.

Nice but say in compliance - 7/28/2021

I have moved into Hot Springs Village less than 2 months ago. Within that 2 month time period I have had the POA compliance authorities come to tell me I was out of compliance on an issues which was valid. Compliance officer was very nice. I was out of compliance because I still had not completed removing all items from the front of my home associated with the move. It felt like I was being watched by my neighbors. Let a bad feeling, not as welcoming. A person in authority told me there were people that looked for stuff to complain about. The golf courses are very nice. The men golfers are very competitive with each other. Not as friendly as the people I played with in my previous hometown due to the competition. Most people we have meet have been very friendly though. Just be aware of the compliance issues so you won't get off on the wrong foot with the "Villagers"!!!!! It can make you question your choice for your new home.

TOP 12 REASONS TO RETIRE TO HOT SPRINGS VILLAGE - 3/1/2021

1. Cost of living is lower than most other states, especially property taxes. 2. Icy and snowy weather is infrequent. 3. Hurricane evacuations are not an issue you might face here in old age. 4. Tornadoes are rare in Hot Springs Village. 5. Rolling hills rather than flat or steep terrain. 6. Spring water and creeks are plentiful. 7. Trees with song birds in them are abundant. 8. Village emergency clinics and Hot Springs hospitals. 9. Critical care hospital (& VA) within a helicopter ride or 45-minute drive. 10. Central location for RV trips. 11. Southern manners practiced by the majority. 12. Democraps are a minority. (Resnublicans are a majority.)

Don't buy in Hot Springs Village - 9/5/2020

My father bought a lot in HSV for $15k in 1992 and paid HOA dues on it until he willed it to me in 2015. Altogether we have paid over $10,500 in dues, plus property taxes ever since and I have never set foot inside HSV. I have been trying to sell the property for the past 5 years. Eventually I just wanted to forfeit the property back to the HOA or give it to whoever would take it. I even called most of the real estate agents in that area. They all gave me the same song and dance telling me I should hold on to it because it was in a good area, but none would take it for free. I couldn't even give back my lot in Cielo to the HOA after paying assessments since 1992. They threatened to garnish my wages when I stopped paying HOA monthly assessments. It appears real estate agents are all in this scam. This is criminal. No one would take it for free. They appear to be in this scam and either limited by the HOA bi-laws, among the realtor association or among themselves. I finally found a local who knew he could get a free lot and who likes to play golf. This will be his problem now. Ungrateful greedy HSV is deplorable. I never have and never will set foot inside those gates. Other than election time you can't access the board. HSA HOA has boxed itself and property owners into a real bad loosing situation. There are 30,000 lots that cannot be given away I am told. Don't get suckered in to buying property there or even taking on a lot for free. This a scam that will eventually collapse. You have been warned.

Golfers paradise - 3/28/2020

26000 acre gated community in the edge of the Oachita Mts., Nine golf courses, twelve lakes, miles of hiking trails. About 30 min from Hot Springs and Little Rock. Mild climate, friendly community. Fosters a healthy active lifestyle. Something for everyone! Been here over fifteen years and absolutely love it!

I should Never Have Moved Here! - 11/19/2019

The Village is governed by a corporation NOT a normal Mayor etc form of government. Manager(CEO) Leslie Nalley and her lackeys (Board of Directors) are destroying this once fine retirement area. She and the board members have apparently decided that they will fundamentally transform (destroy) our way of life. Lesslie Nalley is now one of the Highest Paid Mayors in the state even though the Population of Hot Springs Village is barely 14,000 people. She has a Salary that is HIGHER than the Governor of Arkansas. Her and the Board has passed legislation making it impossible for her to be fired requiring a quorum of 6 of 7 board members for termination. The BOD has doubled or POA (HOA) premiums in the last couple of years and with the type of deficit spending we are facing potential bankruptcy or HUGE increases in POA expenses. They passed the increases after being rejected several times by implementing a new Two Tiered system for dues. Leslie Nalley has fired board members who had a dissenting vote from her securing her No Fire Position. We moved from Florida to HSV for the trees and lakes. H.S.V is in the middle of no where. We are 45 min from Hot Springs and 45 min from Benton and 60 min from Little Rock! NO JOBS HERE! CEO/Mayor Leslie Nalley has spent 500,000 dollars on a new master plan that's aimed at 30 years in the future! Oh Come On! What a Joke! And she purports that we need more money for infrastructure after spending $500,000 on some Bogus Plan! We have been here 6 years and have watched this place be destroyed by Bad Management! Had we have wanted this, we would have moved to Branson, Mo. Now we can't move were trapped. Property values have dropped the only people selling are taking huge hit's to Get The Hell Out Of Here! And Yes, we have our share of crime as well. I could go on and on but let it suffice to say..... Want a trouble free area to retire-DON'T COME TO HOT SPRINGS VILLAGE Ar.

Beautiful, but limited things to do - 9/24/2017

Lots of activities in The Village, like golf, boating, events, etc. Not a whole lot to do otherwise. HOWEVER, there are more things to do, 15+ miles south, in Hot Springs. If you don't mind driving "to town" for Wal-Mart, Lowe's, Bed Bath & Beyond, TJ Maxx, and a whole slew of fabulous restaurants, not to forget the race track and the baths..then you will love it. The Village is not a "walk to a lot of events" kind of place..more like "drive all over." Also, at one time it was more geared to 65+, nowadays there are a lot more younger families with school age kids. Many people want to get away from kids, after raising their own..just be sure you research who your "neighbors" will be. How fun is it to hear your neighbors kids screeching all summer long??? Lots of "married couples," if you are single you may get dismayed, just looks for fun groups geared for the singles, and you'll have fun! Realtors..be careful..there aren't many good ones. Unless you are looking for houses priced at $200.0 and up, they don't really care to work with you. So busy chasing the "big deals" they don't really cultivate the AVERAGE priced home buyer. My parents had modest incomes, but could afford a DECENT place..I could tell the nightmares they went thru looking for a place to buy. Just preservere..also..look for NEW AGENTS, they will be hungry for business, and will treat you better!!

Hot Springs Village, AR is NOT the same as Hot Spr - 4/25/2016

After reading the information that is supposed to be about Hot Springs Village, it is clear that the writer has confused the "Village" and the city of Hot Springs,(which is about 35 minutes south of Hot Springs Village). Hot Springs Village is the largest gated community in America with 9 golf courses and 11 lakes, tennis courts, natatorium, fitness center and over 22 churches in the community. The city of Hot Springs, on the other hand, is very "touristy" as stated. HSV is NOT touristy because only people that own/rent homes or own lots are permitted free access to the gated community. Hot Springs is great for shopping, sightseeing, with free concerts in the spring and summer, and the usual tourist attractions. The Village has its own beauty with 22 miles of hiking trails, farmers market in the Spring and Summer, and the list goes on and on. Many people come to the Village and see no need to travel too far beyond the gates. Others enjoy the opportunity to go to the BIG city (Little Rock) as well as smaller cities around the area. Arkansas has some of the best state parks in the US, pristine lakes and great fishing. To be fair to the author, lots of people use the words Hot Springs and Hot Springs Village interchangeably. They couldn't be more different!

HOT SPRINGS VILLAGE - 11/22/2015

We are very happy for people who have chosen to retire to FL, AZ, TX and other states. However, after more than a decade of research and after our last visit to Hot Springs Village, Arkansas....This is the place we plan to soon build and spend the rest of our lives. Why? HSV and it's golf courses, lakes, amenities, roads, upkeep and spectacular views from about everywhere in this 26,000 acre gated community are gorgeous. The very, very low property tax is in balance with a modest income tax which excludes social security and some retired pension money. The only complaint I've seen in a review is a man very upset with the new property manager. Quit frankly, in my opinion, the properties are incredibly well maintained and the current property manager/board have an excellent vision for contemporary enhancements which will bring in more residents and income. This naysayer had gotten used to enjoying the social welfare of the non-residents paying the same association fee (very low) as the residents, who had and continue to have, the great amenities subsidized (low fees). This has changed. Residents now pay a higher (while exceedingly low) association fee than non-resident property owners. He complains that he should have access to and an input to all association privileged information and decisions. He needs to be reminded that he lives in a virtual paradise for retirement and that he lives under a Republic (elected board) as the United States and not a Democracy where each citizen is entitled to vote on every decision. Don't like the property manager hired by the Board? Run for the Board and gather like minded other voters and become a Board Member. My wife and I love HSV. If we later disagree with the property manager or the board, I will do it the American way....form a consensus of voters and run for the board.

We looked around for a retirement community ... an - 2/2/2013

Our travels around the U.S. were always with a view towards where we would retire. A visit to Hot Springs Village happened only because of our quest to visit all states. At the end of our very first visit, we encountered something that had not happened to us on any other trip...we could seriously see ourselves living in Hot Springs Village. Coming from the Northeast, a decision to buy a retirement home in Arkansas took friends and family by surprise. But with it's natural beauty, easy access to a major city, and full gamut of social and sporting activities, Hot Springs Village has it all. While Sperling's cost of living index shows it to be higher than the national average, coming from the Northeast, the Village provides incredible value. The community itself is comprised of wonderful, welcoming people...like nothing we ever encountered when visiting other possible retirmement communities. Beautiful lakes and walking trails. And as golfers, a real value coupled with the ability to play at 9 golf courses. You can't get bored! If you want a home on a lake, golf course or in a private wooded area, you can find it within a range of prices. If you are looking for a retirement location, be sure to check out Hot Springs Village.

HSV Great Place to Live - 2/1/2013

HSV is like living in paradise. The people are what make this place so special. Even if you don't want to golf on any of the 9 golf courses, or fish on one of the 11 lakes you will enjoy being here. Other activities are 8 rubico tennis courts and 3 hard courts at the tennis center, pickle ball, lawn bowling, scenic trails, a wonderful fitness center with indoor pool, a bridge house which has bridge games for all levels, a performing arts center and much more. All of this and HSV is a gates community so crime is very low. There are 2 school districts right outside the gates as well as grocery stores, etc. After looking at several areas to retire to we couldn't have picked a better place this is heaven on earth.

Living the Dream - 1/31/2013

What is there not to like, 8 beautiful golf courses I can play all year round, mountains, woods, wildlife, privacy,four seasons,good climate, low taxes, good health care,no stress and best of all nice people. It is a place where anyone can afford to live. Back in the 1980's I vacationed in the Village with my family on holidays.I always thought this would be a great place to retire. So, two years ago that is what I did and haven't looked back since. Having worked in the corporate world all my life and being around big cities, it has been a welcome relief to live in a more quiet, slower paced atmosphere. Don't get me wrong, there is as much here to do as anyone could want, if you are bored it is your own fault. The best part, if you need city you can have it in any size from Hot Springs, to Little Rock to Dallas just 5 hours away. Life is Good!

Hidden gem of a retirement place - 9/19/2012

We pay $3,200 a year for unlimited green fees for two people to play eight quality courses and a trail fee for new carts applies at $650. All of the courses are within 15 minutes from our home, so we don't spend much in gas for transportation. Every other type of recreation is available from fishing our lakes to tennis. The village is gated and is well managed. We enjoy mild weather every month of the year with minimal cold days. Homes are priced from $150,000 to over $1,000,000. Hot Springs Village - The Best Kept Secret - 3/14/2010

I moved here 6 years ago with my 2 children. I thought we would only stay a year or two, but six years later we are still here and love it! The people are wonderful, the community is supportive, the beauty is spectacular! My children learned how to golf, can play tennis whenever they want, and the hiking/walking trails are fantastic. The community is always growing and improving all the areas of the Village. The 9 professionally designed golf courses, the 11 recreational lakes, 2 marinas, 3 beaches and 21+ miles of hiking trails, and wonderfully fresh air to breath. It is also within 30 minutes from Hot Springs, 1 hour from Little Rock, 4 hours from Branson, MO and 5.5 hours from Dallas. It's a wonderful place to live!

Very Nice Retirement Area - 4/17/2009

We have lived here nine years. I would call "the village" very boring but fairly scenic. The nine golf courses are gorgeous but I don't golf. The lakes are lovely and clean with no fish. There is almost NO traffic. It is Very quiet. with lots of lovely deer in the fall and winter. Besides July, August and September the climate, for me, is great. In those three months it is hot and humid. Forget sitting on the grass or even walking on the driveways; the chiggers will eat you alive just like in Texas. Be content with simply Looking at your yard. We have a fabulous bridge club and building but I don't play bridge. No crime, we're gated. The houses range from nice to gorgeous and are very cheap (no million dollar homes)even if right on a lake. Nine gorgeous golf courses. There are dozens of boats at the marina but that is where they stay parked. I know one lady who has a job; a waitress. All the other ladies are mid-seventies and don't work. The restaurants in the village and in Hot Springs proper are generally poor so we don't go out to eat much. Our property taxes are $2200 a year and our house is 3300 sq ft on top of a hill with woods all around. It is rare to find anyone living in the village under fifty. Winters here are nice; two days of snow, a couple inches. Last winter we had no snow, just two ice storms. They were gone in a few days. It is fifteen miles to Hot Springs (downtown)and it is quirky. Interesting. Boring. Traffic is fine. Lots of obviously poor people , walking and looking dangerous. There is a small pocket of drug dealing downtown with car theft and violence, even against women, but you never hear of anyone getting arrested or murdered; just roughed up if the "items" are not paid for. You'll be fine if you do not go outdoors past dark downtown. In summary, Hot Springs Village is gated, pretty, quiet, no traffic to speak of, lots of golf and bridge, great weather, lots of sunshine, 2% are school kids, very few places to eat, cheap everything, lovely lakes without fish and a wonderful set of 3 community swimming pools with lifeguards next to a golf course with a mountain view. And they have pizza and corn dogs!

Do you enjoy golf, tennis, fishing, boating, or just watching the birds? Arkansas offers a variety of beautiful, clean and safe places to live, play and retire. One such place is Hot Springs Village - a 26,000-acre gated community located in the rolling hills of the Ouachita Mountains, about 40 miles west of Little Rock. The residents and property owners enjoy the finest recreational amenities and retirement living in America, including nine championship 18-hole golf courses, six lakes, 24 tennis courts, three country clubs, indoor and outdoor swimming pools, 20 miles of hiking and walking trails, and over 200 social and civic clubs. The population is predominantly white active retired (13,000 in 800 homes) with a growing number of younger "Baby Boomers" and about 400 school-aged children.
