ground zero for housing crash - 8/9/2010

Oviedo, FL

Oviedo is a nice, safe community with excellent public schools (Seminole county.) There is a nice mix of ages, ethnic groups and income levels, which is great. This is a great place to raise a family.
Borders the huge UCF campus, and near research parks. About an hour from Disney, space center and beaches.
Horrendous crash in housing prices from mid-2000s. Cut in half, foreclosures are everywhere.

To live in Florida or not? - 2/24/2013

I've been in Oviedo since 2001 and it is a nice place to live as far as family goes. Seminole county schools are considered better than the others in Central Florida. Go for Hagerty High School district :) and yes I'm a bit biased on that one. Keep in mind they are still FL schools, and definitely not as good as schools up north or other parts of the country. Competitive colleges: UCF, UF, FSU. UF considered the best of the offerings in the state as far as public universities go -- although I can't speak to U of Miami. If you like tons of heat and humidity year round and no change of seasons whatsoever (except for perhaps a couple weeks in Jan/Feb for cooler weather) then by all means, come to FL. Bugs, spiders, cockroaches...ick. Get a good exterminator and don't bother trying to conquer them with your own spray bottle. Beaches are typically crowded and not as nice as other parts of the east coast. Surfers like hurricane season as it brings decent waves, rest of the time the waves are miniscule. Yes, Disney & Universal & Sea World are here for your entertainment...but very expensive with a 1day pass just under $100 and that's just for one person. FL resident passes to Universal are about $165 for 1 person and a lot of people I know do those for Christmas presents for the family :) Disney is great for little kids, Universal more for the middle school and high school age and Sea World is easy to do in a day! I'm not an attractions kind of gal, so I've been once or twice and that's enough for me. Culture? Pretty non-existent. Large hispanic population....many employers embrace that which is great to see. So if you're bilingual that's a bonus down here. Payscale for jobs - unless you're an engineer at Lockheed Martin or Siemens - is low. Cost of living seems much higher than other places I've lived. Friendly? I wouldn't say so. This is a very transient state and people come and go all the time. No real sense of neighborhood togetherness unless you start it yourself. Definitely not the South! Housing? You can pay a whole lot and keep up with the Jones' or you can get some great deals. Still lots of foreclosures and bankruptcy going on (2013) although it does seem to have slowed down greatly. I bought a 4br/2ba home in 2010 that's just under 2000 sq ft for $140k. At peak market, it would be $225-250. If I sold now, I'd maybe get what I paid for it because there are others still out there for a good deal (o, and mine was a great deal!). If you are looking at Oviedo specifically, I personally like the neighborhoods off Lockwood; Live Oak and Sanctuary neighborhoods are off 419 (which is really just a 2-4 lane road). [read more...]

I love it in Oviedo - 3/17/2010

I've lived in Oviedo now for about 8 or 9 years and love it. I've seen the growth in Oviedo and it's been a boom for a while now. With the increase in the population, there has been a need for retail, restaurants and services to come to the city...and they have. Everything in Oviedo is convenient to me. The mall is 10 minutes away, the 417 (highway) as well, parks (several of them including a skate park for the kids), and yet it's less than 30 minutes to downtown Orlando. I'm glad I've moved there and live in a very nice subdivision which was built about 6 years ago. There is a lot of construction not only in residential, but, in commercial real estate as well. The only issue I've had to deal with is that just like any fast growing area, crime has begun to "creep" in. There have been numerous burglaries in the area, both in my subdivision as well as just this morning in my neighborhood. The days of leaving your front door and car unlocked are in the past. Aside from that, which I don't believe you can escape anywhere in the country...Oviedo is a great place to live, work and raise a family.[read more...]

Great place for kids and chickens - 7/6/2006

We moved to Oviedo about two and a half years ago and have found it a warm (climate, too) and welcoming community. Of course in Florida everyone is from somewhere else (almost) and so transients are made most comfortable here. Oviedo has held onto its roots, but not for much longer. The developers have built and built and built developments and are hovering on the verge of revamping the downtown and taking away its old Florida charm. Oviedo's roots are in agriculture -- at one time named the celery capitol of the world, I'm told. The city boasts about its free-range chickens that inhabit the downtown and run freely. Traffic signs and penalties have been installed to alert people that chickens have the right of away. There's something endearing about a town that protects its domestic fowl. But, the same ones who hope to renovate the downtown have cried "Bird Flu" and are doing their best to get rid of the chickens. Oviedo is a safe place and Seminole County works hard to be the best they can be. Their safety and fire and emergency services are among the top in the state and their library system, although needing an influx of money to maintain and build its collection, is excellent. The people are friendly and helpful and service is five star. The whole community is friendly. The center of town is a traffic hair puller, but in Florida nothing should be hurried. So if you get into the Southern rhythms, even the traffic won't be a problem. Just don't hurt the chickens! And the Townhouse diner in downtown Oviedo serves a delicious down home breakfast. I particularly like their biscuits and gravy.[read more...]

Great city + kids everywhere - 11/17/2005

We just moved to Oviedo and we love it. Lots of things to do. We are a "suburb" of Orlando (NE of Orlando in Seminole County) located about 30 minutes from the Disney area and about an hour from the Ocala National Forest and natural springs. We also have Daytona Beach and Cape Canaveral an hour away. Outdoor activities around here are plentiful. Plenty of parks. We have beatiful weather 9 months of the year (summer is hot -90's- and humid which makes it perfect for the beach or the Ocala cool springs). Our schools are 'A rated' and brand new. A new high school is going to be built this year. Crime is very low (much lower than the national average). Housing prices are reasonable but going up fast due to the quality of life here. If you have kids and are looking for a great place to live consider Oviedo.[read more...]

great place to live - 8/26/2005

Close to theme parks, Daytona and Cocoa Beach yet away from the tourists. Oviedo is an undiscovered sweet place to live. Low crime rate. Great schools, plenty to do, great outdoors. Except for 2004 hurricanes are tolerable. Oviedo is an affordable and friendly town.[read more...]

Oviedo - Perfect for families - 7/24/2005

Oviedo is a wonderful city full of new homes and new families. There is a local ice cream shop that is always packed. City of Oviedo Recreation center has an aqautics center with a wonderful "splash zone" facility for kids. Everything is centrally located, including the mall! Buyers beware, houses are outrageous!!
