My husband and I are in our late 40s and looking for the perfect spot to move to. We are retired military and presently live about 20 minutes from St. Louis. Property value got lower because of politics , not, the economy. And realtors are panicing people who want to sell into selling cheaper so realtors can make a quick buck at a faster rate.......which is what actually keeps your property value low when they pull the comparables card.
and there are a few realtors driving this price melt down. Be smart and sell your house your self. Just because a neighbor was forclosed on, it does not mean you shouuld sell for 25% lower than you should get if you fixed up your home. Sell on Owners.com,or Zillow, or Trulia ,etc. Put your house on MLS yourself, and sell it yourself. Have a real estate lawyer hold the title and earnest money, check the buyrers credit, and finances to make sure they can afford it, and save yourself 5,000 dollars.

If you can avoid this place, by all means find another city to live in. The city, against the people, voted to override the unpopularity of a tax that requires residents to pay $20.00 per registered vehicle as well as $99.00 or more to register their vehicle. Property taxes continue to rise at an alarming rate while property resale value has plummented leaving the homeowner to exhaustingly navigate through the bureaucracy and provide the burden of proof to reduce their property tax bill with average costs of home being over $93,000.00 for a very modest sized home with just enough land for it to be erected, there are better choices. The cities unemployment is a stagering 10.10% as of April 2010. This supports the reduction in population. The population as of July 2008 was over 41,000, since 2000 it has increased -0.8%.
