Review of Bella Vista Arkan,

It's affordable
Star Rating - 3/2/2020
Moved here two years ago. People are friendly, nice rolling hills and nature throughout. POA fees are now increased to $37 month for improved properties (homes) and NO INCREASE at all for unimproved properties whereby those owners reap all the amenity benefits without having had to pay for them. This little agenda was pushed by the COO of the POA in order to divide and conquer the homeowners to get the increase. The salaries of the POA employees range from $237k (you read that right) a year for the COO down to $51k for office help. The salaries comprise over 50% of the annual budget. We can afford the increase but I was personally outraged by the methods employed to get the increase passed after it was already voted down once by the POA members. I wish we had bought in Bentonville or Rogers where there is actually stuff to do without driving 10 miles to get there. Benton county south of BV has a lot of good restaurants, shopping, theater, music and other delights regardless of age. I would recommend looking there first, and we might explore it come spring.
BTW, we live here, not in Lincoln, CA. That is where we left, and no, we don't miss it.

Tad from Florin, CA, I cannot figure out how to comment directly to your reply. So here are some answers: POA (property owners association) is similiar to HOA. There are properties here with real estate and properties that are not improved (lots for people who want membership in BV). You need to contact BV POA and get information regarding amenities, but at this point I believe you can access the three gyms without further fees unless you sign up for classes offered. We haven't used the gym because of the Covid 19 virus and they are inside gyms. There are plenty of bike and hiking trails (free), you pay fees to play golf and tennis, but at reduced rates. We are happy with our purchase, real estate here is very affordable especially coming from CA. The people are friendly, life is affordable overall, the climate is considered very moderate with four seasons. It is muggy and buggy in deep summer, and cold in deep winter. But nothing extreme. Air quality is excellent and plenty of water. Airport is only less than 30 minutes away, too. Politics are conservative overall, with a few Biden/Harris signs in peoples yards. It's the Bible Belt, lots of churches (no issue with that, at all) if that is your thing. Best of Luck on your move, join up Positively Bella Vista on FB, nice people and they are positive in their approach to life, helpful in their community, and you can probably meet other people through this site, too.

Hello! Thank you for your review. My wife and I are relocating to NW Arkansas from Sacramento, CA. We see you are from Lincoln! Question about the POA fees... are these similar to HOAs? What amenities are included in this monthly fee? Are the POA fees tax-deductible? In terms of value for money, are you happy with your Bella Vista home purchase? Positives and negatives of the community? Thanks for your help! Tad Meyer
