Nassau and Suffolk counties occupy the eastern four-fifths of Long Island, east of New York City. The western two-thirds of the island, which stretches a total of 120 miles, consists of residential communities, shopping malls, and commercial districts. The area has a vibrant commercial, industrial, and service economy of its own.

The built-up sections are a patchwork of small- and medium-size suburban towns, connected to each other and New York City to the west. The Long Island Rail Road is a lifeline for this area. The list of communities located along Long Island Rail Road corridors is almost endless- Plainview, Hempstead, Brentwood, Deer Park, Levittown, Hicksville, Merrick, Massapequa, Babylon, the Islips, Great Neck, Glen Cove, Stony Brook, etc.

Most of these communities are middle-class in character, each reflecting the suburban housing of the time, from early 20th century row houses to Cape Cods to small ranches to larger ranches to more contemporary homes. Most communities have attractive downtowns, ample park space and other recreational amenities. Few clues – except the local accents and the pervasive LIRR facilities – tell you that you’re so close (10 to 50 miles) from Manhattan. This is suburban America at its best: quiet places with convenient services and amenities insulated from the stress of the big city while still giving access to it when needed or desired. The area is spread out but does not exhibit the overgrown leapfrog sprawl feel of many American suburbs. That said, it can feel crowded at times.

Several communities have a more upscale feel, particularly north along the Long Island Sound. As you go east, the wealthy enclaves and former whaling towns of the Hamptons (Southhampton, East Hampton, West Hampton) provide weekend retreats as well as plenty for the lifestyles of the rich and famous. The south shore neighborhoods, like Bay Shore, East Islip and West Sayville, offer some of the best values, with reasonable home prices for the region, plenty of New-England style charm, and access to beach and recreational areas.

Cost of living and particularly housing costs are high, although there is substantial variation across the island. New York City commutes are long, typically 45 minutes or more. Local amenities and entertainment include good parks, the New York Islanders hockey team, and plenty of beach and water recreation. Barrier-island beach areas provide excellent short getaways but can become crowded on hot summer days. Long Island provides the amenities and benefits of New York City without many of the big-city problems.

Most air masses affecting Long Island are continental in origin, however the ocean has a pronounced influence on climate. Summer sea breezes alleviate afternoon heat and moderate coastal temperatures. Tropical weather systems moving along the Atlantic Coast can produce episodes of heavy rain and strong winds in the late summer or fall. The winter season is relatively mild. Below-zero temperatures are only reported 1 or 2 days every other winter. Coastal low-pressure systems called “noreasters” are the principal source of snow, but snow totals are less than the rest of the state and rain is more likely. First freeze is mid-October, last is late April.
