A disgusting turn to what was a good city - 8/6/2012

Oh, Pembroke Pines. What a city it was, I still remember when half of Pines Blvd was just tree's and grass, now it's just nothing but shopping centers and houses. Seriously, you can't pass one section of Pembroke Pines without a shopping center being there, even one area that was grass got dominated by a Whole Foods and more shopping areas. On top of the mess of shopping, Pines has Crime. Graffiti everywhere, and house break in's have gone up! Homicide has gone up too, and so has car break in's. My car was parked at a store a year ago, and I came back to see my window smashed and all my items in my glove compartment gone! And living in a gated community don't seem safe no more, due to a spring of house robberies in most of those communities there. I used to love living here, now it's just a zoo of awfulness. I highly recommend moving to Weston instead of Pines, it's nicer and safer then Pines.

Life style and zip code correction - 8/23/2009

I am a resident of Broward Florida for over 30 years and in the area of Pembroke Pines for over 11 years. This area is probably one of the friendliest family oriented communities with several great schools like chatter schools, shopping centers within walking distance, various church denominations,parks,Hospitals,shopping centers and is very close to mayor intersections that connect us to Miami and Fort Lauderdale with in 30 minutes or less such as I-95, I-75, 595, and the Turnpike. It is very important that the zip code for this area is rectify as Hollywood and Pembroke Pines are two very different cities with very different life styles, and when you enter the zip code 33028 Pembroke Pines is identify as Hollywood Florida.

Schools in SW Broward - 7/12/2008

While I could think of many cons to living in Broward Co, the one area I must praise is the public schools. Having three children in public schools in Pembroke Pines, two with IEPs; (one child is severely handicapped) the services are very good compared to other cities and states. As a parent of and advocate for disabled children I have looked closely at the services in other regions of Florida and the entire nation. Broward Schools do an excellent job for a population as large as this.

Pembroke Pines, FL - 2/28/2008

Pembroke Pines is a decent place to live. Unlike much of South Florida, it has no serious traffic and overpopulation problems. It has relatively low housing costs, no tall buildings, verdant landscaping (especially in the western area of the city) , and plenty of shopping opportunities. The downsides are, rising crime, overdevelopment, rising cost of living, and a rather unfriendly and indifferent population.

Hot summers and perfect winters - 11/23/2007

There is no change of season down here, the summers a very hot and wet. The winters are perfect and more than make up for the heat. The traffic is not great as most people commute from Pembroke Pines to either Ft. Lauderdale or Miami for work. As usual in a large city the drivers are rude and it's a race to work each day. In my opinion it is a great place to work, but I would not retire here.

Climate in Pembroke Pines, Florida - 9/13/2007

For me, the climate is too uniform, and too hot. There is no realization of seasons. Spring flowers are planted in October. The humidity is a killer.

Housing Costs - 8/25/2007

Living in South Florida is great, but it's hard to buy and sell as your family size increases. Thanks to our laws, it makes the most economical sense to buy one place and stay in it as long as you can. Otherwise, your property taxes adjust to the latest (higher) rates.

Biggest Mistake - 7/13/2007

As a newly wed, my spouse and I thought that life would be better to live in Pembroke Pines than Miami. Boy, were we Wrong! Between the cost of living and salary deductions, I feel like I've made a big mistake. Our mortgage is 4 times more than our relatives out of state (whom live in bigger homes than we do).I can't take living in Florida any longer. There's not a day that goes by that someone on the road doesn't try to take my life. The attitudes of the people are horrible and can't imagine raising a family here. My spouse and I have decided to move out of state and I can't wait. The money we'll make selling our home, we can buy 2 homes. Isn't that a shame.

Way overpriced - 2/17/2007

We have lived in Hollywood since 1999. Housing has gone through th roof since they built the Hollwood Hard Rock. However, it still has that small town feel. Traffic is vicious to go south to Miami in the AMs and now in the PMs. Don't expect to buy in a safe neighborhood if your family income is less than 80k a year. Property taxes are high and the schools are horrible. We are relocating to Colorado.

Housing cost out of control - 9/7/2006

Price of owning home in last 4 years has more than tripled. Insurance is outrages; a 1600 SQ ft. home will run you (on the low end) $4000.00 annually to insure.

More than planned growth - 9/6/2006

Moved to Pembroke Pines in 1994 and made it my home. It was a beautiful little town with affordable houses back then. This little town grew like nothing anyone ever imagine. I used to have to drive 4 miles to the nearest supermarket. Now I have Cosco, BJs and three major supermarkets within 1 mile. Although the roads were planned for growth it grew to much to fast. Not many jobs opportunities, jobs are either in or close to Miami or Ft Lauderdale. Housing, insurance and taxes are very high. But it is a great place to live, my kids grew in a very nice and diversified environment I made it my home and have no regrets.

Quality of life in South Florida (Dade and Broward - 7/14/2006

Housing is through the roof. First time buyer for homes will have to settle on an apartment. High taxes and insurance both on homes and vehicles. Traffic is highly congested, the transit system in South Florida is poor. People are not the friendliest. High Schools are poorly rated. Temperature stays in the mid 80's but lots of humidity that makes it feel in the high 90's. Lots of hurricanes. Beaches are beautiful. Winters are warm. You can even wear shorts on Christmas day.

Overall life in Pembroke Pines - 6/22/2006

Pembroke Pines is a middle-class neighborhood with good public schools, plenty of retail stores, and overall friendly people. However, like the rest of South Florida, homes are expensive. Pembroke Pines is really a suburb with little job opportunity within the city. Most residents either commute to Dade county or other cities within Broward.
