Airbnb has taken over! - 1/26/2018
Topanga is now completely crowded with Airbnbs! No one actually LIVES here anymore. I hear more and more stories about investors buying property here just so they can list it on Airbnb, they make a killing. But it's having a big impact on our community and the culture has changed. Beautiful oasis in the middle of a fast-paced city - 1/24/2018
Topanga is a beautiful oasis and a wonderful, quiet mountain refuge in the middle of fast-paced Los Angeles. It’s still a hidden gem that few in the general populace know much about except to commute to and from the SFV and the Coast. It also has a colorful history dating back before 1900 that few are aware of – even its own residents. Having lived all around Los Angeles and SoCal, I wouldn’t live anywhere else. Our neighbors are wonderful and all pull together. Yes, this is a friendly, small community. It has an abundance of natural beauty that won’t be ruined by greedy developers. Between the Coastal Commission and the County of Los Angeles there are strict limits on building. For this particular area, that is a good thing. Yes, there is fire danger and traffic. But where now in SoCal isn’t there fire danger or ridiculous traffic? I own a house in Topanga now. People ask me all the time what it's like to live here so I thought I'd share my experience. I moved here from Santa Monica because I wanted to get away from the hustle and bustle of the city and live somewhere beautiful and peaceful. I also wanted to be close enough to LA to commute. Topanga seemed perfect. I bought my house in 2013 when real estate was more reasonable here and it was less popular. However, in recent years things have changed dramatically in Topanga. I'm planning to move in the next year for 2 main reasons:

The commute in and out of Topanga is no longer manageable! It used to take me 30 minutes to get from the lower canyon to Santa Monica, now it takes me 1.5 hours. And if you live further up in the canyon or in parts of Fernwood it takes longer. There's only one road in and out of Topanga to the PCH so if there's an accident you can be stuck for hours. Topanga is a wonderful place to live if you need to be in Los Angeles but want a more rural feel. Gorgeous scenery, laid-back, old hippie vibe, interesting shops and restaurants, awesome places to hike and be outdoors. We love the fact that we hear owls and coyotes and not police sirens. It also has a sort of "Goldilocks" climate. Topanga is centrally located between the ocean and the valley, and it's never as cool and misty as the former nor as hot/smoggy as the latter. The biggest drawbacks are that its location does mean you have to get in your car and drive 15-30 minutes if you want to go virtually anywhere. I work in Santa Monica, which is 20min. away (assuming no major tie-ups on Topanga Blvd or the Pacific Coast Highway) and my wife works in the valley- 20 min. in the other direction. The elementary school here is wonderful, but no good options for middle or high school close by- so it's better for folks with small kids or no kids.
