Best small beach city in CA EASY!!! - 2/29/2020
I've lived in Newport Beach, Laguna Beach, Venice Beach, Hermosa Beach, San Luis Obispo, Carlsbad, Encinitas and my wife and I saved up every penny we could to buy a remodel in Solana Beach West of the 5 Freeway. Why!? Walk-able to great beaches, just explored the tide pools of Tide beach, the San Elijo Lagoon is incredible to walk & bird watch, great hikes on the East side that border Rancho Santa Fe, the Design District shows of the art scene, the Belly Up is constant with great bands, festivals, concert series in the park over looking the ocean, walk to off leash dog beach seasonal + beach volleyball, walk to the Del Mar Race track and all the other events, great 101 restaurants, bars, breweries, the schools are now 10/10 recently remodeled (one more to go), but most important is people are friendly here, there is a certain "stoke" to those that get to live here - and they typically are very friendly. My wife and I are Realtors so we know all the cities but this is our dream

Very expensive. Being from east coast it was hard because people dont speak to you in normal situations..example , picking up kids from school ..if you pass a parent from childs class, they dont say hello or anything..very different. The schools are unreal in terms of its teachers. weather cant be beat, recreational activities cant be beat, great place in most
