Growing Challenges- housing costs and still the " I've live in two different neighborhoods since fall of 1996 and depending on the neighborhood you're quality of life experience will vary. The price of housing is such that you would expect in Fall 2021 to pay anywhere north of $500 per square foot in smaller homes (1400) and around $470 in the 2000 sq' range. Homes vary in age and even 60 year old homes with ample lots are sought out due to lot size, upgrades and no HOA's which most homes that have been built in the last 15 years seem to have. The proximity to LA makes this suburban town with relatively low crime very sought after. The demographic is primarily upper middle class with a decidedly conservative bent, especially in some of the older established areas of Simi. There are plenty of recreational activities with wonderful mountain views surrounding this valley. Compared to the San Fernando Valley we are about 4 degrees cooler and warmer than Thousand Oaks by the same. Traffic on the main throughfare (118) can be busy especially heading East during the afternoon commute. Unfortunately the cost of living is making this area very difficult to purchase right now as the housing costs just in the two years I've lived in the current neighborhood go up by 40%! Additionally the demographic has trended towards a more diverse population over time due to the desirability of Simi. Also, this town suffers from a large turnover of food establishment's as well as recreational activities for young adults who go out of town for adult activities and nightlife. Yet there's plenty of entertainment opportunities by virtue of our proximity to Los Angeles as well as the beaches within a hours commute.
