Was a great place to be raised, now I have doubts. - 4/8/2021

Native born and raised in Tracy. I've seen it go from a small community of 12,000 to almost 100,000 in 50 years. The growth has not been for the better IMO. It has brought more crime, driven house prices up, and taken out prime agricultural land. Kids used to be able to go take off on their bikes and be home before the streetlights came on and you were safe. Even after dark it wasn't bad. Not so much now. Fortunately, I do not live in the city limits anymore and wouldn't move back if offered.

Was a good place to be FROM - 3/23/2021

I was raised in Tracy and over the last 60+ years, it has gone from a small town of about 9,000 to almost 100,000. The changes have not all been good. It was a good place to grow up, but now not so. Since the early 80's, crime has grown along with the population. More violent, and drug related crimes happen every day. The developers have really had a field day raking in the dollars. The city government has reaped the profits from developer fees along with the woes of becoming a large city. IMO, the city government sold their souls long ago for money. I don't live in town but within 10 miles, which is plenty close enough. If you like high density housing, CC&R's, and HOA's, the newer part of Tracy is the place for you. Lucky if you can find an older home in town that's not gonna cost you $400K that's not a dump.

Dusty, unsafe people not so educated - 12/18/2020

I have been living here for 4 years and I can’t wait to move out of here. Tracy is a place very very very dusty.. it can be just one week and you have to wipe out because everything have dust, besides the fact that it is very country and the farms close to us have to us so many insecticides. The air quality sometimes is just unhealthy and they don’t recommend go out if you have kids or old people in your house due the high pollution. It it very unsafe! I just received a month ago a message warning me about the increase in crime and unsafely. Just think that’s Stockton is very close and a lot of bad people from there come here to steal and worst things. NO GOOD... just avoid go to the parks in here because some people has been killed in there. Terrible sad and of course scared. People are not so educated or just be angry mostly all the time so, it is not a a very good plan go out because many people here are rude or just very rash. The best option for me is don’t go out because I really don’t like it. Watch out and don’t make the same mistake I have done. Try another neighborhood if you want to raise your kid and feel safe.

Winters are not Moderate - 8/21/2017

Tracy is an okay place to own a home with lots of friendly neighbors, very family friendly. The housing market rebounds more quickly than other central valley locations, but housing prices are very reasonable. Spring and summer are great. On the other side, there's the long brutally cold, almost unbearable winters (20 degrees colder than the Bay Area). Too cold and too much rain for my taste. There are these crystal meth addicts who ride BMX bikes looking for things to steal. They'll prowl around the neighborhood looking into garages and opened gates. If you commute to the Bar Area, life's a real grind. I commute to Modesto, so I'm pretty happy there. All in all, I prefer Orange County and San Diego for the weather, but it's too crowded and too expensive.

Tracy is great place - 3/8/2016

Tracy is great place. Home prices have increased 25.9% over the past year alone and due to it's proximity to the San Francisco Bay Area, there's a very good chance they will keep on climbing. Also Tracy is very centrally located, you are a short drive to San Francisco, the beach or the wonderful snow in Lake Tahoe (during the winter of course). We have lived here since 1994 and it has grown in size, but there a lot of new businesses coming in because of it. There are also new schools, so no worries there either. If you are planning on commuting to the Bay Area the drive can be tough depending upon the time of day you go. If you live in Tracy and work in Tracy, you'll love it!

Moved from Silicon valley for quality of life and - 8/20/2014

Great decision pretty much sums it up. Better schools than Santa Clara, less crime, more and bigger parks, rural living with city amenities close by, commuter train to the Silicon Valley, and just a more relaxed pace of life. No regrets at all.

Hot summers, beautiful spring and fall, mild winte - 8/31/2011

Tracy is in the Central Valley of California (San Joaquin County). It is approx 60 miles from San Francisco and Sacramento, which makes it an easy town to live in and commute to the bigger cities for work. If you like hot summers (90's to low-100's), mild spring/fall (70's to 80's) and not-too-cold winters (30's to 50's) this is a fine place to live. Tracy is approx 2 hours from all types of landscapes: Lake Tahoe, Yosemite, Redwood forests, Gold County...to name a few.

Close to everything - 7/17/2011

We moved here last year and are happy with our new locale. We are within 2 hours of the beach, the mountains and beautiful recreation areas. We are within 1 hour of major cities and airports. Tracy is easy to get around in and people are friendly. The city is trying to create an inviting atmosphere with concerts, parades, wine-strolls,farmers' markets and special events being added all the time. Housing prices are very reasonable. There are many organizations and churches working hard to make Tracy a great city. People care.

valley living - 7/31/2009

REnts here are cheap. There's enough large and small retail business here for all our needs, but without the urban sprawl. People who work here are friendly and enjoy working here. Many people buy here from the SF East Bay to enjoy a lower cost of living and a simpler life-style.

Gangs - 3/29/2008

Tracy has a gang problem that the city likes to ignore. There is grafetti and plenty of kids at parks dealing and doing drugs. Very sad.

Great Climate - 8/28/2007

I have lived here for 23 years. I only intended to be here for 5. The weather is the best of any place I have ever lived. It is the main reason I stayed for so long.

Recently Left Tracy - 6/12/2006

As a 16 year resident of Tracy, I can confirm the other comments about it being crowded, expensive, and poor schools. The town is now divided over school funding with an older high school falling apart after years of telling the newcomers to pay for their own schools (through a $1200 /year tax surcharge called Mello-Roos). They now want a Bond that everyone will pay for to repair the old School. When I moved to Tracy 17 years ago, it was a fairly small Farming community with population barely 20,000. Now with many moving in from the bay area, the population has skyrocketed to over 80,000 along with increased traffic, Bay Area attitudes, and yes, Crime. Glad I got out when I did. Although I miss the Sierra and the Mountains, I don't regret leaving Tracy. Consider it very carefully before moving there.

Housing is ridiculous! - 4/25/2006

Housing is way overpriced and the jobs are not equal to the housing. Very poor market! Schools aren't even that good. Not a great place for a family.
