Fallbrook is a rarety in California, am independent small town in a rural area, not a suburb, with its own culture and heritage. First settled in the 1840's, and a town since 1865, it has long been a center for agriculture. Over the decades, it has been renowned for citrus and today it is the Avocado capital of the world. However, in the last two decades it has also become a center for the arts, with an art school, a museum, several art galleries, a well-known dance school, and frequent concerts by visiting symphonies. The historical downtown area is a visit back to the 1950's-few cars and friendly people. Residents are an interesting mixture of farmers, retirees, and small businessmen with few commuters because of its isolation. It still retains its rural atmosphere, and many residences on the outskirts are on 5 to 10 acre lots with Avocado groves. Housing prices have skyrocked in the last few years as in all the Southern
California area. Fallbrook is in my opinion one of the best places to live in Southern California. You are about 25 mins from the beach. Generally speaking it is cooler (up higher) if you stay to the Bonsall side of Fallbrook. Many avocados are grown here. In some areas macadamia nuts too. One of the few places in Southern Califonia that the houses are on decent sized lots. Many houses are on more than one acre. Vacant land is hard to find--most has been developed or is being developed. It is much less
conjested than surrounding areas. The Bonsall Elementary school is awesome. The middle school (Sullivan Middle School) is "o.k." I'm not thrilled with the high school.
