If you like sunshine, mountains, and wildlife+++ - 2/9/2022
I live a few miles outside Capitan in a beautiful rural area. I joined here only to be able to counter the extremely negative reviews published. Capitan is my market area, and I know it in that fashion. I can say, ( and I have lived/worked all over the US and much of the world, the bitter reviews here are unreasonable. Yes the straight-line wind blows, winter and spring seeing 50mph commonly. It also blows across the huge regions of central NM and west Texas. But it has no tornadoes, floods, earthquakes or hurricanes. The residents, at least in a commercial setting, are friendly and helpful, ( as are most people in truly rural settings) I do not know the neighborhoods as well as a fulltimer, but never have had a negative interaction, and I have had many. In the neighborhoods people are slow to accept unless you have a reason to be there, but that is true all over the world. The community is far from friendly and very trashy. Village government is twisted with an even more bizarre police department. Locals remind you "NM is a buyer beware state" if you take issue with the junk cars or livestock next door to you!! Nearest health facility--well went to ER there and no one even bothered to wash hands before treating an open wound!!! Service prices are meant for the rich who have second and third million dollar homes in Ruidoso. Once you buy property here--don't expect to be able to sell
