2014 Housing Market in Fayetteville New York - 12/29/2014
As a real estate professional I will tell you that the housing market in zip code 13066 is stable, but still favors the buyer. There are less homes available to it's bordering counterpart, Manlius. We still see that many home sellers are 5 to 10% overpriced in many neighborhoods of Fayetteville. The yearly appreciation rate is only 1% to 2% and flat in most areas. Many buyers relocate to this area due to the popularity of the school system. The average selling price hovers around $250,000 for a 4 bedroom home. The property taxes outside the Village on a $250,000 (assessed) home are about $9,000 per year, which is one of the major problems with the Central NY area, that makes it less affordable to many first time home buyers. We tend to find many doctors, lawyers, and professionals gravitating to this area due to its close proximity to downtown Syracuse and the hospitals. Excellent Education, Crushing Tax Burden- - 12/29/2012
Fayetteville-Manlius Central School District (F-M for short) is widely reknowned as the area's premiere public school district- Consisted of 3 Elementary's (K-4), 2 Middle Schools (5-8), all funneled into 1 HS (9-12). This is a suburb of Syracuse, NY, where there are no less than 4 major competing hospitals, and countless medical specialty clinics, and even more private physician practices. We have so many specialty medical services, for example, that one local group of orthopaedic MD's rent a massive sign at the local ski mtns., for broken bones to report to that ortho practice... In poor taste, imho.
But, I digress- The point I wish to make, is that the F-M school district attracts countless incoming MD's each year, flooding the area to complete their medical residencies, lasting 1, 2 or even 4 yrs. (for post-doctoral fellowships, research positions, etc)- And, in addition to 4 hospitals (one is a teaching hospital/college all in one), we also have a total of ~8

Qualiity of life - 4/13/2010
Excellent quality of life. Good schools, excellent village services, low crime rate, adequate shopping locally, housing is plentiful and reasonable. Taxes are too high, but this is the fault of the state and not the local government.
