I am an old die-hard WNYer and can honestly say love everything about each area. Have lived in many other states and even another country but always back home because of missing everything it offers. One thing I want to stress is that taxes are HIGH, HIGH in NY. Period. In WNY you can live in a very rural area but then can be in a suburb or city within less then 45 miles from any area. The feel is always wonderful with a subtle difference for each and any preference can ensure happiness in living. Lockport has both. You can find houses that are old and very inexpensive with estimates way lower then the given value and the taxes are more affordable then most other parts (especially more rural areas in the Southern Tier area). We did a lot of research on this and moved into a home in Lockport that needed some cosmetic work but was a great value and taxes somewhere around the $1000 mark. How bad it is to live in Niagara County - 6/10/2010
I moved to Lockport/Cambria area and Niagara County all together assumes they can take what they please I cannot wait to move out of this area.
The Town taxes are well over $5000.00. No location location here we live near cows.But still the high suburbian taxes hmmmm.
The School taxes will make you run for some other hills rather than the ones here, are you sitting ,I pay $7600.00 on a home that is $350k. Well the home was assessed for $300k but when I moved in it was jumpped up more just becouse I was told it was due to be raised,even though property decreased by 3%. Niagara county still wants that money, from law enforcement to farming its nothing but a racket to take from the middle class worker.

Lockport is close to Niagara Falls, a natural wonder. There are many colleges and universities within commuting distance. Housing is relatively inexpensive. Many cultural actities are available, such as the museums, philharmonic, and theater district in Buffalo. Yahoo will be building a new center in the Lockport industrial park this fall. I live on the outskirts of Lockport, in Cambria. Much of the area is rural but rapidly becoming built up.

in reply to annas post from Buffalo ny she says that Buffalo only has 2 nice months a year she doesnt know what she is talking ABOUT IF SHE HAS BEEN HERE FOR 15 Years. Yes our winters are long sometimes but we have nice weather usually May through October which is 6 months. Site of the Erie Canal - 10/2/2006
this is the site of the Erie Canal and also the widest pedestrian bridge in the world. Vollyball was invented here, as well as, the fire hydrant,steam heat, the Sutherland Sisters, the crime rate is low,near Buffalo and Niagara Falls,housing is cheap as well as rents housing about 50,000 average and rents about 400. the hymn" This Is My Father's World" was written here inspired by Outwater Park.
