Tad from Florin, CA, I cannot figure out how to comment directly to your reply. So here are some answers: POA (property owners association) is similiar to HOA. There are properties here with real estate and properties that are not improved (lots for people who want membership in BV). You need to contact BV POA and get information regarding amenities, but at this point I believe you can access the three gyms without further fees unless you sign up for classes offered. We haven't used the gym because of the Covid 19 virus and they are inside gyms. There are plenty of bike and hiking trails (free), you pay fees to play golf and tennis, but at reduced rates. We are happy with our purchase, real estate here is very affordable especially coming from CA. The people are friendly, life is affordable overall, the climate is considered very moderate with four seasons. It is muggy and buggy in deep summer, and cold in deep winter. But nothing extreme. Air quality is excellent and plenty of water. Airport is only less than 30 minutes away, too. Politics are conservative overall, with a few Biden/Harris signs in peoples yards. It's the Bible Belt, lots of churches (no issue with that, at all) if that is your thing.
