Santa Rosa Beach is a mixed residential area consisting of poor & rich, hispanic, brasillians, Ukranians, many exchange students have moved permanately into the area renting homes with several renters to one apartment/house. There is one two lane road, highway 98 which has lots of traffic, fatalities & accidents. Auto insurance goes up every 6 months whether you are a safe driver or not due to the fact thatit's based on percentages of accidents in the area. Hurricane Evacuation routes has been a problem for years because it wasn't well planned for the future growth.
