Normally, I would not bother reviewing Genoa. But maybe someone will read this.
The information on climate is misleading. We do NOT get 70+ inches of snow a year. Maybe we get 25-30 inches in a bad year.
Avg winter low may be 20ish degrees but the days can be in the 40s-50s with nights around 0. This makes some aspects of living here messy. You will spend half of Nov-half of Mar in mud. I live 1/2 mi east of town and the water challenges are legendary. In a typical year, the lot may be too wet to do much until May or June.
My wife loves living here, I am more conflicted. Lots of work to manage the lot (think drainage issues), the soil is very challenging for landscaping. High clay content so it is muckie muck half of the year. High salt levels so many plants struggle (if you like prairie grass and Canada thistle, you will love it). Some people gripe about the wind, we do get afternoon wind but it isn't bad.
Housing costs are high. We have a passive solar house so I don't find heating cost too bad. We are on well water which, here, has significant challenges. The soil has a seriously high pyrite content, this means the well water has a seriously high pyrite content. Pyrite breaks down to sulfur and iron so the water has a very high sulfur and iron level. We put equipment on the well to mitigate this but the micro pyrite will clog everything without some sort of equipment to remove it (filter, more filter and even more filters). Many neighbors have punched multiple wells in an effort to solve this. Oh, and our well artesians. Water flows out almost year around (anywhere from 1 gpm to 5 gpm). You will need to deal with this too (at 1gpm, it is about 70,000 cuft a year). We are on sewer but some neighbors have septic. The poor perc rates here mean specially engineered systems. In the winter, you are likely to deal with water under your house so plan for sump pumps.
