Review of Overland Park, Kansas

I have seen tons of flooding in Missouri recently as I guess we all have. Is Kansas/Overland Park prone to seasonal flooding? Also, there are quite a few posts on this site theat give me the impression I will have to battle for my son not to be around and influenced by a bunch of snotty kids parented by a bunch of shallow adults. I just want a nice safe place with good schools to raise my kid(s) but if I have to constantly deal with "Timmy has xyz" then I am not so sure. I want him to aspire to be well off but not a jerk about it.

Does anybody have examlpe of just how expensive it is in OP or just how yuppish people are?

Sorry to be longs winded but coming from so far (Ocala, FL) to check things out. I would hate to have my hope crushed.

I moved here from Portland, Maine on a five year assignment. Great place to raise a family. Schools are far superior to what we had back in New England, or at least Maine. I wouldn't worry about snotty parents etc. You get that anywhere. We live in a well to do neighborhood and everyone is friendly and helpful. People here are actually less snotty than they are in New England based on my observation/experience. Besides, financial prudence is as much a state of mind as it is a lifestyle, so I don't get too caught up in the race with the next door neighboors. Kansas City isn't that prone to flooding just because it is rather hilly as opposed to southern MO and KS.

Thank you for the info Douglas. I have a couple of other questions you could probably answer for me. How are house insurance rates? Even being hilly, are you require to have flood insurance. Also, while I was rading about today's earthquake, I read State Farm was the largest provider of "earthquake ins." in the Midwest. Is that a mandatory thing in Kansas? Thanks again, tony
