Delaware County delivers a big portion of fresh water for New York City. Therefor NYC owns vast amounts of land in this areas to keep the land and with this the water pristine and unspoiled and it is not only hard to find a good building lot but also rather involved to build. This leads to the fact that there is very little development, if at all mostly one private builder at a time and this results in a more or less fixed inventory of houses. Mostly 2nd home buyers from the City, NJ, Westchester et.al. are buying vacation properties, lots of retirees are spending the splendid summer here and leave for the winter to FL.
Lack of market saturating developments result in a rather stable market.
