Review of Chadds Ford, Pennsylvania

Being a new resident, since 02/07 to Chadds Ford has shown me several things:
1. The public schools are Blue Ribbon and some of the best in the state. One day I found a flyer in my mailbox from a Delaware resident wanting to rent my house for up to 4k a month so they could enroll their children in the school district.
2. There is only one new home builder,selling homes in the CF/UV school district. That is Toll Bros who has sold 17 new home w/avg prices of 800k since Feb. I thought the housing market was slow? Not when the school district is Blue Ribbon!
3. Overall the people are very nice especially being close to a major North Eastern City(26 miles from the Philly airport.)There are a few snooty people in the area, but as the area becomes more diverse I think that will change. New Home prices are in the 850k range and Prop. taxes are 12k. The trip to NYC is 2 1/2 hours, and to south Philly the trip is 30-45 minutes. I haven't been to the beach yet but its about 1-1 1/2 hours to Atlantic City or the NJ or Delaware Beaches.
4. The best thing about Chadds Ford is that it is 5 miles away from Delaware where there is NO SALES TAX on anything! And the products are a little cheaper than PA. You walk in the store and purchase $ 20.00 in goods and you pay $20.00. PA has a 6% sales tax, I don't buy much in PA unless I have to.
5. Deer are rampant in Chadds Ford and you have to watch for them when you drive.
6. The Brandywine Battlefield is in CF, a revolutionary war battlefield in which the British won the battle against George Washington. The area is very large and is designated a landmark so only very controlled development will occur if any at all. This keeps the town and area very rustic and green with huge trees, streams, rolling hills and covered brides.
7. CF backs up to some Dupont Estates and the Delaware State Line and some large estates of over an acre is not rare.
8. CF is the SOUTH of the Northeast and compared to the major cities in the NE the town has a lot of charm,very clean, Excellent, excellent schools and it has 2 Starbucks and a winery. The wine at the winery is pretty good and fairly priced.
I lived in the South for over 25 years and at first dreaded moving up North! But I must say I am pleasantly surprised and happy. I most note the people here are not as nice as southern people, who greet you even if you are a stranger. But compared to New Yorkers and other folks from the North they are friendly.
