Avoid Laveen if you Can - 9/5/2019
You would have to be insane to pay over $230k for ANYTHING in Laveen (47 mile area in South Phoenix) w/out acreage. First, this was known gang territory for decades. There was an attempt to develop this area pre-crash, however, post-crash virtually all homes down here were turned into Section 8 and/or low-cost rentals. Unethical investors & realtors are driving the inflated prices in Laveen & it's not sustainable. The criminal element has never left. Pull crime stats report from Phoenix Police. Many areas originally slotted for re-development haven't been touched & are drowning in crime & drugs. Laveen schools are some of the worst for Arizona. Laveen continues to be a dangerous place; the crime simply persists in Laveen & this area is ripe for a housing market correction. Save yourself...look in Goodyear/Litchfield for the West Valley, Anthem for Phoenix proper, or Gilbert/Mesa East Valley for comparable pricing but much safer places for you and/or your
