I live in Encino, There are pockets of really nice homes and a lot of wealth. However...the wealth and nice homes border on apartment buildings and neighborhoods where the homes are a fraction of the value. The public schools are awful and you can't send your kids to them, and the parks are always dirty and unkept as is the stretch of ventura blvd that is it's main drag and graffiti is starting to pop up more and more. The population is majority persian & hispanic and that's evident when you visit the local business's or send time in a local coffee shop. Crime always seems to be an issue, mostly home burglaries.
