Research Special Districts & Financial Reserves - 12/12/2022
RANCHO MURIETA (RM) is a Gated community w/guards at both main gates.

FUN: Hiking, biking, nature trails, tennis, canoes, fishing, pickle ball, bocce ball, 2 golf courses & a nearby equestrian center. Summers get hot & rattlesnake season is June/July.

GOV'T: RM is a Special District WITH an HOA. Both have separate functions & are run by SEPARATE Boards. LOTS of RULES and FEES. If you don't like rules & POLITICS; you won't like it here. The HOA & District Boards cater to development. Developers' rights supersede those of the residents.

What most view as "open space" is actually, yet to be developed space. Current developments, initially approved by Sac County in 2010 were based on inaccurate water data & being re-evaluated in 2022. Buyers should view the projected 'build out' map in the community office.

Buyers should know how SPECIAL DISTRICTS work in UNINCORPORATED Sac County & the Board of Directors' powers superseding those of the residents. Ask for current financial Reserve information for BOTH the District & HOA. As of 2022, the District has failed to produce a Financial Audit since FY2019-2020. Developer in RM South, Reynen & Bardis has history that should be researched before buying there. Ask your agent.

Rancho Murieta, CA


This is a Special District - Do Your Research - 8/26/2022
Weather is moderate. There are hiking and biking trails, tennis, non-motor boating, fishing, pickle ball, bocce ball, family sports clubs, two lovely golf courses (membership extra) and lakeside Summer Concerts. Rattlesnake season is June & July. Keep your dogs on leash. Photographers love the scenery and wildlife on the North side.

VOTING: While Sacramento County is largely Democratic. Rancho Murieta is mostly Republican.

MEDICAL: As of Sept. 2022, most medical providers are 15-20 miles away in Elk Grove, Rancho Cordova, Folsom, Sacramento, Roseville (30 miles) and El Dorado Hills.

GROCERY: Local market is BelAir. A beautiful and pricey food chain. Most people drive 15 miles to Costco in Folsom or Rancho Cordova.

SIGHTS: Amador County and Sutter Creek are home to wonderful shops and wineries.

SCHOOLS: I don't have school-aged children, but I've heard the schools are great and the bus stops are inside the gated community, so children wait inside for their bus.

Rancho Murieta is a Special District with an HOA. Both are local governments run by separate Boards. Lots of rules and fees. Before buying here, Buyers should research Special Districts, how they operate and ask their Agent to give them details on the financial Reserve Funds of each organization. Each one is responsible for separate ‘services’ and each should have a healthy Reserve Fund. If not - think again before buying here. As of Sept. 2022, the Reserve Funds for Rancho Murieta might be viewed as unstable. One of the current builders, Reynen and Bardis has a building history in Rancho Murieta that should also be researched before buying. Their background can be found online.

Rancho Murieta North has close access to lakes and wildlife, while access from Rancho Murieta South is done by car or golf cart. What is routinely thought to be ‘common space’ is really ‘yet to be developed space.’ The development was initially authorized by Sacramento County based on inaccurate water volumes and are in the process of being re-evaluated. If drought conditions continue there could be a water conservation measures. Before buying here, ask your agent about: Reserve Funds, Water Advisory Reports, R&B Construction issues and future development plans that might impact your purchase. I wish I had.
