Pleasanton is quite expensive in many areas, but particularly in housing. We live in a home built in 1964 that is 1,540 square feet. 3 bedrooms and 2 bathrooms. Not upgraded significantly. Does have a fairly new roof. Does have double pane windows and hardwood floors through all bedrooms, hallways and dining area. Value is approximately

Great weather, nice small town feeling with free concerts in the park over the summer months. The public school scores are some of the highest in the nation. Residents are friendly. Safe place to live. Public transportation is good. Close enough to the "big" city of San Francisco to enjoy all the Bay Area

Situated in the Tri-Valley area of the East San Francisco Bay, Pleasanton is a warmer and drier climate than the rest of the area. Summers are hot by Northern California standards, with temperatures reaching 108-112 degrees in August. Winters are mild and Spring and Fall are delightful.

From June to mid-September, the range is in the 90's, with at least three weeks in August in the 100's.
