Well after reading all of these comments, I can say I agree with some of ehat both had to say. Anthony, for instance, you say this is a suburban white neighborhood? Thats entriely incorrect. This neighborhood is over 51% Hispanic American (Mexicans, we are in the southwest) and even greater numbers must apply because of the influx of the overwhelimg large amounts of illegal immigrants in states like colorado, texas, arizona, new mexico, california, utah, nevada, even oklahoma. So 51% is probably more like 60-65% if i had to guess. Also, high birth rate in this neighborhood plays a factor as well for the current demographics. Jefferson High, Lumberg Elementary, and Edgewater Elementary are all 80% Latino and rising.
this neighborhood saw a large number of renters move in from the late 90's up to present day. The area is over 51% renters as well. The average home price is not too expensive by any means. its roughly $160,000 to buy a home, but most the population is renters, and the average rent price for edgewater/edgewood is anywhere from $500-$800 which is really cheap. also, the average income is $39,000, which is not high. counting taxes being taken out, thats really only about $28,000 dollars a year. Also the poverty rate for the neighborhood is about 20% in 2010, which is also high (USA Average is roughly 8-9%).
in regards to crime, this is not a crime ridden ghetto by any means, but with the increase in mexican-american and other latino residents, gangs did increase in the area. The edgewater PD identifies known gangs in the neighborhood such as, NORTENOS, SURENOS, GALLANT KNIGHTS INSANE, WEST SIDE BLOODS, THE HABITUAL CRIMINALS, RULE THE STREETS, AND DESTROY THE STREETS, with a combined total of roughly 125-150 members, ranging from ages 13-35. you must remember that the combined population of edgewater/edgewood is only 10,000 people, thus making it cimilar to a neighborhood in denver.
Therefore, the crime stats recorded are not going to be high at all, considering how many people are in the neighborhood. However, the rate at which crime occurs in high. citydata.com reports that between 2002-2008, the crime index (USA Average is 321) for edgewater was 734, 588, 480, 500, 461, 440, and 452. All higher than the national averages. murders do not occur every year, however in the last 9 years i have lived in the edgewater/edgewood area, there have been 9 murders (counting police shooting the perpetrators). 6 between 2002-2008, and 3 between 2009-2010 so far.
Incidents i can remember around my street in edgewater/edgewood are when this man shot his wife on 20th avenue and otis st, and then shot the gang member she was cheating with down otis street. The police shot a man who pulled an armed robbery off 20th and lamar st. On cinco de mayo there was a dispute during a party in the back allies behind my house that we rent here and 4 gun shots were fired and police were called but never showed up. 2 people were shot down at 20th and sheridan about 6 months ago. a known gang member from edgewater with prison ties in canon city state prison and folsom state prison in california held his kids hostage after beating his wife and started a shootout with police between 20th and 22nd ave on marshall st, which ended in him surrending after SWAT surrounded his place. Edgewater, Lakewood, and Denver police shot a gang member who pulled a armed robbery gone wrong off 17th and sheridan in the 2009 summer. a drug dealer was beaten with a lead pipe to death by a bum off 25th and harlan st last december for some of his drugs. tehres are just some of the incidents that took place around my street that i can remember off the top of my head at the moment.
Between 22nd ave and 26th ave, and pierce st and sheridan BLVD is much more desirable than between 22nd and colfax ave and pierce st and sheridan though. Many more normal people live in that area of the neighborhood, however i believe that area is still currently predomintaley latino american. Also, the downtownish/main st tyoe area around 25th ave from sheridan BLVD to depew st is also nice. plenty of people come down there to the restaurants and bars from all over. nice wheat ridge and lakewood, arvada etc. also people from newly gentrified sloans lake, west highland, berkeley, etc come down there to eat, shop, etc. also, a decent amount of houses around this downtownish type area have been bought, scrapped, and rebuilt into nice houses in the last 5-10 years. however, the overwelming majority of houses, appartments, public houses, etc in edgewater/edgewood are still small and cheap rent.
all in all, the area is not terrible, its becoming much like how north denver was from the early 70's into the early 2000's, a predomintely mexican/latino neighborhood thats become the hood. plenty of cheap rent, bad schools, small patches of places that attract outsiders, a nice couple fo hoses here and there, preodmintaly mexican-american/latino, street gang members, graffiti tending to be an issue around certain parts of the neighborhoods. also, vehice theft and larceny theft rate sin edgewater are very high in this area. plenty of good restaurants as well. such as, bubba chinos, la cascada, sopapillas, el manatial, mercedes, tamalae kitchen, sloan lake bar and grill, edgewater inn, etc.
