Sports access is great, short drive to Dallas, low cost of living, traffic is still pretty good and lots of restaurants!

O.K. I agree with the sports stuff. Weather,property taxes,electrical bills,H.O. insurance are sky high you will go broke here if you live in a decent home. Property is cheap but never goes up in value.
