Sun City, CA is a 55+ community dating back to the late 1960's. It currently appears to be in a state of decline not all of which can be blamed on the current housing crisis. Investors have come in to buy up homes and use them as rentals not always maintaining the property. The community has an "association" which has been plagued with unscheduled elections, allegations of this and that, and lawsuits. Currently the Board is once again raising dues, I believe it is to accomodate a new management company they hired. My point in writing about this is to warn folks to either stay away from communities with associations in which membership is mandatory or at least investigate the reputation of the association with current residents. Buyers beware.
