We purchased our home in 2010 for $320,000 and it sold February 2017 for $239,000. My area in Cambridge lakes Pingree Grove got so bad with foreclosures and Hispanic gangs and auto thefts that I couldn’t wait to move. I would hang out in my backyard and have to listen to Spanish mariachi music play from neighbors homes for hours. On 4th of July my street had a block party with taco venders with Mexico flags. I would go to the rec center and everyone is speaking Spanish. Low riders and cars with Mexico license plates all throughout the subdivision. It looks nice at first when you drive around with lakes and trails but don’t be fooled! No town or library or post office or park district in Pingree Grove and it’s just one giant subdivision of people from Elgin. I couldn’t wait to move out of Pingree Grove Cambridge lakes! I put the subdivision at 55% Hispanic and filled with illegals and trouble. I lived here and experienced it!

My home also got vandalized like the other comments for having a Trump sign during the election. I cry every night because I want to move so bad but my home got appraised at $220,000 and payed $300,000 for it it 2008. It got so bad here and I run over broken corona bottles from Hispanics drinking all night and playing loud Spanish music on my street. To be honest I’m the only white person on my whole block in Cambridge lakes. I go out in my backyard and taco wrappers and trash everywhere I have to pick up, my mail comes in Spanish and you should see the students on corner waiting for the bus, everyone’s speaking Spanish. It will get worse!!!!!

I go to the rec center in Cambridge lakes Pingree Grove and everyone is speaking Spanish at the pool and gym so can see why some of the comments are like that. My parents want to move from Pingree Grove and put me in Marengo schools and get my family away from Pingree.

Like foreign nations in Cambridge lakes Pingree Grove Illinois. I won’t go this way from Burlington Illinois. Nothing but problems with that subdivision and Pingree Grove is ruining Hampshire area and school district.

this person sounds bitter AF... the average income of a household in Pingree is between $75-$85K property taxes are about $7,000-$8,500 demographics are about 70% white, 15% hispanic and the remaining 15% is a mix of black, asian, and Indian... that being said if you don’t like brown or yellow people Pingree is not for you, it’s a liberal type of town, so before moving here i googled pingree and i saw this persons comment, which made me think twice about moving here so my family ended up renting in Sleepy Hollow for about 8 months from January to August of 2018, on our off days we would drive around pingree and would never see anything bad mostly people riding bikes or people walking around not very many to be honest, you would see kids playing at the various parks and adults just sitting and talking, a few times we would pull over and let my daughter play at the parks and i would talk to people and about 90% would say the love pingree, around late august the place we were renting was being sold so we started looking around again Sleepy Hollow is nice but it’s an older community with very conservative population which doesn’t bother me, but Pingree seemed to hit a lot of check marks, Huntley also hit a lot of check marks as well, but we needed to close fast and the builder at pingree was able to give us a 15 day closing, so after living here since September we haven’t had any problems our neighbors are awesome of the 10 families we have met in my area 8 are white and 2 are hispanic of the 8 white family two of them are Kane County sheriffs one is the State Police, the others i’m not sure, the two hispanic families one gentlemen is in construction business i think he is a general contractor the other owns a body shop in streamwood, again i haven’t seen anything and i check the news daily, i don’t think you will ever live somewhere crime free, i lived in River Forest, IL for 5 years and there was always car thefts and garage break ins we used to have many community meetings about them all the time, but the police chief said it was almost impossible to stop, and many families including myself used extra security on our garages i even had a metal frame door installed on my garage and it almost got broken into they probably just needed a few more minutes that night but my dog started barking and scared them away, but again i haven’t had any issues here at Pingree, i don’t know about the long term value in the homes here, they seem to vary, one of my wives coworkers bought his home in 09 for 260k and recently sold for 295k but he did add a patio at 10k and fence at 4k and he finished the basement at another 10k but he priced it low to sell fast since he was relocating to Texas he could’ve gotten 315k according to his realtor, i bought my house at 280K redfine values it at 295k don’t know how true that is... time will tell if the neighborhood holds up, i think it will to be honest i say 85% of the house have nicely kept lawns and 100% seem to be cut at a regular basis i haven’t seen an over grown lawn yet... i feel sorry for this person who seems extra bitter that they lost value on their home 2010 was a rough year because i believe people got homes that were overvalued and ended up losing money, my house in River Forest we got for 220k and we never did anything to it just paint and regular maintenance and we sold it for 335k in seven days on the market... my former neighbor bought his house in 06 for 300k and according to him spent 50k in upgrades and sold for 365K one month before i sold my house so he made 15k profit and i made over 100k so i guess timing is everything in real estate... good luck and i hope this helps don’t listen to this crazy person...

I was paying $9,700 a year for property tax and had no property. High water bill and quality of life is not good here. Liberal atheist community with no church or town or library or post office, just a subdivision. Getting congested and so many apartments and townhomes. High Hispanic population moving in from Elgin area and 2019 demographics are 58% Hispanic and 30% of Cambridge lakes subdivision does not know English. Not saying that’s good or bad that’s just how it is now here. Lost $27,000 on my home when I sold it 2 months ago.

Agreed 120% !!!!! If I wanted to live like this in Pingree Grove I would of moved to Cicero or aurora or Elgin Illinois for cheaper! Goodbye little country farming town Pingree Grove.
