I love the people in this town and I have been assured that things are beginning to change. Many new people are moving in, but growth is often painful and takes time. This is currently a haven and breeding ground for sex offenders. We have a dispoportionately high per capita rate. It appears they come here to hide out. The schools are barely state "Recognized". They advertise it as a good thing, but actually, it is only one step away from "Unacceptable". MANY children are on community service work programs. If you have children, I would wait to move here until they get this under control. You don't want your children to be educationally neglected and in trouble. The roads are not what they should be, but they are getting repaired. Code enforcement for property violations is slow to progress. The local businesses are not as clean and do not offer the selection as McKinney. The upside is that houses are still fairly inexpensive depending on the neighborhood. Be careful though, almost everyone has foundation problems out here because of very expansive clay. Most see significant movement in the first couple of years. We are in our home, which is about three years old, and it has had horrible movement and many others are beginning to see it in our neighborhood. Our builder is no longer in business. They were named Outback Custom Homes then went out of business and re-opened under another name and did the same. We are in a neighborhood with custom/track homes. Dewberry Custom Homes, (if you want to call their spec. houses custom), and Beazer Homes are still building out the last few homes. I wouldn't buy from anyone over here because they don't appear to properly prepare the soil before pouring the foundation. We also are required to pay HOA dues to an HOA even if we don't choose to have any amenities. Collin County doesn't want their cities to have to deal with code enforcement issues, so they created a law that requires every neighborhood to have an HOA. They supposedly rely on the HOA for code enforcement. So, you pay money just for someone to drive around and send out violation letters that residents just ignore. Also, since Beazer subsidizes so much to the HOA administrative costs, our dues will go up when it is 100% resident supported. Other than a few other complaints, I think this city will improve in the next few years.
