Sun Lakes used to be a nice, quiet 55+ community but in the past few years it has become fallen victim to short term rentals, investors, speculators, house flippers and people who refuse to comply with the HOA rules and regulations. It is no longer a nice place to live. The HOA is fighting a loosing battle trying to control the situation. It is only a matter of time before the community looses it's retirement community status and becomes just another undesirable neighborhood in South Chandler.

I see no indication of that type of situation at all. The neighborhood has mostly turned over from the original property owners due to age requirements for buy in and time since it was developed. New owners are mostly nice, in their 50s, and have done major remodel work prior to moving in.
