Review of Kyle, Texas

Kyle, TX and Hays county
Star Rating - 4/14/2020
Fast growing lower-mid income level locale. Most homes are in subdivisions, on very small plots of land, on poor soil (high clay content, especially east of I-35). The subdivisions usually have HOA monthly/yearly dues. The homes within a given subdivision are usually based on only 10-12 blueprints, so they are identical in size and layout, just made with different material or painted a different color. Any home over 10 years old will probably have some structural and foundation problems, due to the poor quality soil these homes were built on. An example is Amberwood subdivision, east of I-35 near exit 217 (off windy hill). Most of these homes have structural deficiencies, as the builder basically leveled the farmland, and quickly built similar houses. The deteriorating and cracked roads within the neighborhood exemplify this. The proximity of HEB and Wal mart grocery stores, in Kyle and nearby Buda - offer ease of grocery shopping (with their supporting stores and fast food restaurants. Buda government has developed and planned faster, more efficiently, and successfully than Kyle local government. This can be seen in city street and park maintenance. I have been in Kyle from 2014 to current date (FY 2020). Property taxes within city limits, and overall, are high. But this county (HAYS) is much lower than nearby TRAVIS county, where the state capitol is located in Austin. Traffic north from Hays county into Austin is a horrific nightmare. Currently, going southward toward San Antonio, through San Marcos, is only problematic during morning/evening rush hour. Work crews are constantly employed throughout the I-35 corridor.
