Uncomfortable summer weather and horrible commutes - 8/23/2019
My family moved to the Polo Fields in Cumming in 1999 on a job transfer and moved out of the area to return to WI in 2013. I commuted to Alpharetta, about 12 miles south for six years, then retiring in 2006. The homes in Forsyth county generally look great, but construction quality is generally not very good, with inadequate insulation, cheap windows and doors and overall inferior workmanship. Our heating and AC bills were frighteningly high compared to a comparably-sized home in, WI, the state we moved from. Property and income taxes are low in Forsyth County and so is the crime rate. The roads are congested with traffic, often with no viable alternate route if there is an accident. Too often, if an accident happened during afternoon commutes, it would take 90 minutes or more to drive home from work. The public schools are those of Forsyth County, quite good considering the low property taxes. The area has good recreational opportunities in the nearby GA mountain for biking Read More

Transplant to N GA - 7/7/2013
We moved to Cumming, GA in 2012. It's growing rapidly and has a number of housing options for families of all sizes. Cost of living here is higher than the national average but lower than many major cities in the US. We found that housing costs are not necessarily lower but that you get a lot more house for the same money as other areas. There are some great neighborhoods to choose from here and Atlanta is only about 35 miles away. Water and Natural Gas cost more here for some reason. And, it will cost as much to heat your house in the South as it does up North because .... the builders don't insulate as well down here and basements are not common. Property taxes are lower here than other comparable areas and sales tax varies by county. Overall, if you compare costs for housing and large ticket items ... Cumming is comparable to most places and provides good access to a major SE Read More

Property Taxes - 11/24/2010
We moved to Georgia from Texas, and even though we love Texas, what we really like about Georgia is that the property taxes are half of what we were paying before. The purchase cost of the homes in both states were very similar so the low property taxes are just icing on the cake.  Read More

Great Quality of Life - 4/24/2008
Moved here four years ago from the DC rat race and have never regretted it! Housing is great, beautiful weather, friendly people and great school-South Forsyth High School's average SAT scores were well above majority of DC area schools (funny considering this is one of the misrepresentations you here about both Virginia and Georgia schools). No wonder the people down here look better-they have a much better quality of life than in Read More
