Overcrowded and poorly planned. - 9/11/2021
Pearland is truly the epitome of suburban planning gone wrong. Roads are curved for no reason, especially the ones near HEB. Piecemeal planning of retail, dining, etc. with little knowledge of traffic flow. Zero options for public transport. Developers too eager to cut down greenery for more concrete; if you wonder what is wrong with that, look up the "urban heat island effect." Whatever serene scenery there was in Pearland is all but gone.

On top of that, you have the most hotheaded yet incomptent drivers clogging up whatever driveable pavement there is. It's aggravating to deal with a myriad of greedy motorists on the poorly-planned curved roads, particularly on Business Center Drive and Silverlake Creek Drive. With that said, Broadway/FM 518 remains a gigantic headache to go through (even though it's literally a straight line) because it's congested a large majority of the time. Muggy heat and very little to do. - 7/22/2019
I've lived here for 7 years now. It's one of the most boring places I've ever lived. Yes, it's great for kids since it has good schools, but that's about it. If you want a nice shopping environment you have to go into Houston (horrid traffic) or Sugarland (quite a trek). The traffic issue in Pearland has gotten ridiculous - Broadway is the main street and it's always backed up. For half the year it is too hot and so muggy. Pearland is a great place to raise children, but it has gotten extremely crowded with construction and houses and people. Think twice before moving here - 4/10/2007
So you think you might want to live in Pearland. Well, you might want to reconsider. Take it from some young marrieds who have been here for two years.
Pearland is growing exponentially, but doesn't have the backbone to handle it gracefully. For example, our neighborhood has had water turned off four times, when there was too much demand in the city. The main farm road, 518, is bumper to bumper every weekend and most weeknights, especially north to Silverlake and the 288. And there's now word about a massive mall being built nearby, and another dreadful cookie cutter development that will edge into part of Iowa Colony and Manvel (two communities which are as rural as Pearland was forty years ago).
