Encino has many nice pockets and is loaded with wealth, celebrities and million dollar homes especially in encino hills but we like this valley city. encino is sandwiched perfectly in the valley where it's tolerable to commute to hollywood and beaches. some affordable small homes walking distance or minutes to great parks, healthy organic shopping, indie cinema, tasty restaurants, dog parks, skate parks and transit system. it's HOT in the summer! our children attend public elemenatary school and love it. no problems. we are concerned with the high schools and we'll seek private then. population is mixed - persian, white, latino, black, armenian, asian, you name it...it's a melting pot here and we prefer it that way. the only crime we hear about is car theft. Encino is called the Beverly Hills of the Valley... we don't see it but it can get pretentious being we're close to hollywood. did we mention it's HOT in the summer!!!
