Huge influx of people moving to the area from San Bernardino, bringing with them gangs and crime. Drive-by shootings, robberies, murders, drugs (so much meth). It seems everyone is on welfare or unemployment, yet you see job postings everywhere. Yeah, it's affordable but it's dangerous and crowded.
If you must move the VV, find a place in Spring Valley Lake or one of the other little communities and do all of your shopping and errands in Apple Valley or Hesperia.
