Cocoa benefits = super low property taxes, very little hurricane damage in last 40 years, grow anything (we grow 40% of what we eat in a regular neighborhood lot) 17 different fruits and 22 different vegetables, the single best recreational path I have ever seen (and I have been all over the country 700,000 miles total by various vehicles and also traveling in a Vanabode across 40+ states for 5 months at a time) along River Road 27 miles of shady riverfront on one side and mansions on the other at 20 mph perfect for rollerblading, biking, running, walking. HUGE boating and fishing opportunities from fresh water to brackish to salt, rivers, lakes and ocean are all here for free, some of the best dive restaurants I have ever eaten in (same steak and cheese sub for 31 years that's how good it is at Odyssey) incredible clean (free parking) beaches in Cape Canaveral 6 miles from here with world class Cruise port and camping, Historic Cocoa Village is stunning with free parking STILL! If you can take the humidity, heat, sun and rain, Cocoa is an absolute paradise for the price.

Hi Jason, I hope that you don't mind me writing to ask you some questions in regard to your review of living in Cocoa, and I'm in great hopes that I'll hear from you. It seems that most people can't wait to get out of there due to the crime, it's extremely dirty, and everything folds up at 9:00 p.m. I was reading about Cocoa due to the demographics stating that it had a lower cost of living rate as opposed to most of FL. I lived on the E Coast years ago, and have been living in Naples and Bonita Springs area on the West Coast for years. I'm in my early 60's, and I do like to get out and dance every once in awhile. My three main questions are: 1. Is it really dirty there? It's so clean where I've been living compared to the 5 other states that I've lived including the Huntington Beach, Port St Luci area when I lived on the E Coast of FL. 2. Are there any places to go dancing for mature people, and hopefully don't shut down at 9:00? I copied this off of this site in regard to Real Estate values going down in Cocoa: REAL ESTATE The median home cost in Cocoa Beach is $260,900. Home appreciation the last 10 years has been -24.13%. 3. Do you know if it's true that home values have gone south there? Well, you certainly seem to love it there, and if you ever find the time, or feel like it. I hope that you could give me your opinion and thoughts.
