Las Vegas & the Surrounding Areas are GREAT!

I've lived here for 23 years, a transplant from the East Coast. The weather here is fantastic. Yes the temps reach high #'s in mid-July for 2 weeks, otherwise it's below 100 with the very low humidity so it's quite comfortable (feels like mid 80's) and once the sun sets its absolutely gorgeous!
The cost of living is 1/2 that of a major city, a 3BD home of 2300+ sq. ft. is about $325,000, the highways are easy to travel (work commutes 15 min), Entertainment is unbeatable & the suburbs are quiet! Summerlin & Henderson NV are rated as 2 of the Best Places to live in the USA, filled with Garden Parks, Bike & Walking Trails, just beautiful! Location is fantastic, you can obviously fly from or to anywhere reasonably, there are many National Parks (Red Rock, Grand Canyon, Zion, Bryce, Valley of Fire) within minutes to hours in every direction. Pro Sports are on their way, the Vegas Golden Knights, 1 of the best in the NHL, great local support & they play at the State of the Art T-Mobile Arena. The NFL Las Vegas Raiders also with a State of the Art Stadium, this will be the 1st year where fans will be able to attend, support is off the charts! How great to fly in on a Thursday/Friday, enjoy the Las Vegas Strip, shows, restaurants, games & sport books, roll out of bed Sunday, hand your luggage off to the Hotel to send to the Airport, take the Monorail to the Stadium, cheer on your team then head to the McCarren to fly home. The City is always growing/updating, The Asian Themed Resorts World Casino opens June 24th, 2021, the Madison Square Garden Sphere, opening 2023, is the 1st of its kind, a 17,500 Concert Arena, 25 Suits, with HD Digitally Beamed Audio to every seat and a 160,000 sq. ft. IMAX Screen. Freemont Experience Original Strip is growing & modernizing, the Circa Resorts & Casino the newest entry there with; Stadium Swim, a must see to believe Sports Book! Some of the best Golf Parks, Skiing, Greatest Chinatown, 5600 Restaurants, 5 Cirque du Soliel Shows, #1 Concert Destination. Elon Musk's Boring Company just completed the 1st leg of "The Loop" underground tunnel connecting Las Vegas Convention Centers to Resorts World, next leg to run to the Las Vegas Raiders Allegiant Stadium at the south end of the Strip. If you don't like Sunshine but enjoy paying State & Estate Taxes (NV has none) then I guess Las Vegas is not right for you but if you enjoy beautiful suburbs, fantastic weather and world class entertainment with a low cost of living then Las Vegas is GREAT!

You can't get a house for that here anymore lol!!! I've been here since 94 and it's gone downhill fast, especially lately. $400k+ for a dump in or near seedy areas. And Cali libs have taken over. Mega crowds, traffic, over run hospitals, etc. Vegas sucks now!!
