Yes, Ojai is pretty geographically but there are a lot of run down neighborhoods. There are no "rules" about keeping your house or yard up and therefore lots of people  More

I general the quality of life is really good in Claremont. It is a college town with 4 or 5 graduate schools. It is very small town oriented with a lot of local events.  More
