Austin as a pace to live

Austin is a good Tier-3 city. Decent economy, friendly people and lots of outdoor activities. But it is growing fast and out of its seams. I have lived here for over 9 years. Cost of living may have been an advantage 4 years ago but not anymore. Everything you buy has hidden taxes built into the sales price (because there is no state tax). We have high property taxes (higher than average educational taxes and yet lower than average per student spending).
Overall I think it is an expensive city that is about to get even more expensive (1 out of 5 cars on Mopac has a California plate).
Did I mention that I am planning to stay another 9 years??
